Thermal roof survey in Dartmouth Park

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there’s safe access. We survey loft conversions, commercial roofs and insulated roof spaces, and the problems we’re asked to look at most are gaps in loft insulation and patches of heat loss across the roof.

In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy. Mention access, height and anything unusual about the building as you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How it works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. In Dartmouth Park, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Tell us where we can park nearby
  • Unlock side gates and any roof access doors

Booking a survey

If you are buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Thermal roof surveys around Dartmouth Park

With Witanhurst about 0.8 miles north-west, Dartmouth Park sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Take an older house close to Church of St Mary Brookfield: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from the air or with a thermal camera helps. If you look after a building such as Acland Burghley School, thermal images can show where wet insulation sits under a big flat roof.

Dartmouth Park is about 2 miles east of Hampstead, in Greater London. Wherever you are in Dartmouth Park, we can come and survey your property, on a weekday, Saturday or Sunday. Dartmouth Park is one of the towns and villages in Greater London we cover for thermal roof surveys.

What happens if roof problems are left?

If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you spend. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.

Dartmouth Park: your questions answered

Are there drone restrictions around Dartmouth Park?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone cannot fly safely in high wind or heavy rain.

Does a conservation area affect roof work in Dartmouth Park?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you work in Dartmouth Park?

Yes, we do. Dartmouth Park is part of the area we cover, and the service is the same as everywhere else we work.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll explain what’s needed.

How does a thermal imaging roof survey work?

The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.

Different roofs, different checks

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Check outlets after heavy rain
  • Keep dated photos of any marks on ceilings
  • Leave the roof to people with safe access
  • Use the report as a baseline for later checks

If the images suggest moisture that can’t be confirmed, we will say what would help next, for instance electronic leak detection or a roofer opening up a small section.

Make sure loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.

What we are asked to look at in Dartmouth Park

Once a leak has been fixed, people frequently ask whether the roof is still wet. A thermal survey with moisture readings can show whether wet areas remain when the conditions on the day are suitable.

A survey makes sense if you’ve noticed:

  • Damp that repairs haven’t cured
  • Patches of heat loss across the roof
  • Leaks that are hard to trace
  • Areas of a flat roof that may hold water

For a London address like Dartmouth Park, it helps to know about controlled parking before the day, along with any off-street space.
