Thermal roof survey in Grove Park

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when you book, and the report explains how the conditions on the day affected the results. Common reasons to book are damp patches with no obvious cause and cold areas below the roof, on pitched roof slopes, flat roofs and insulated roof spaces.

London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Grove Park as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Keep the report to compare against after any repair
  • Keep a record of when stains appear
  • Don’t climb onto the roof to look for leaks yourself
  • Don’t switch the heating off ahead of the visit

Where a pattern can’t be confirmed, the report says what could help, such as electronic leak detection or opening up a small area.

Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Unlock side gates and any roof access doors
  • Keep pets out of the way during the survey
  • Gather any invoices or paperwork from past roof work

Airspace, weather and Grove Park roofs

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Grove Park is one of them, bay roofs, hips and later dormers each have their own details. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. Historic houses such as Eltham Palace, about 1.6 miles north-east, show how far back building in the area around Grove Park goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

For businesses in and around places such as The Glades, a commercial roof can be photographed from above without anyone walking on it. If you look after a building such as Haberdashers' Aske's Knights Academy, a drone or thermal camera can show a large roof in a single visit. Take an older house close to St Augustine's Church: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or drop us an email with the addresses.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

How the survey changes by roof type

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. We check those patches with moisture readings.

Loft insulation

Heat loss shows most clearly when it is warm inside and colder outside. We explain in the report how the conditions on the day affected what we saw.

What you can safely check yourself

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What we can’t see

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • A formal energy assessment
  • What’s inside walls or under coverings, without opening up
  • Seeing water directly, as the camera shows temperature, not moisture

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

  • Pitched roof slopes
  • Insulated roof spaces
  • Loft conversions
  • Ceilings below the roof

Common questions in Grove Park

Are there drone restrictions around Grove Park?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

Does a conservation area affect roof work in Grove Park?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What happens after the survey?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Does the weather affect a thermal survey?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.

What does the report include?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
