- Seeing water directly, as the camera shows temperature, not moisture
- A structural engineer’s assessment
- Clear results when the conditions on the day are poor

Thermal roof survey in Houghton
We present each thermal image next to a normal photo of the same area, so it’s easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. There’s a 12-month follow-up as well. We’re often asked to look into wet areas near outlets and upstands and heat escaping through the roof, across ceilings below the roof, flat roofs and commercial roofs.
In a small place like Houghton, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

What we do, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for most houses, or half a day or so for a commercial building. You’re welcome to ask questions while we’re there. Somewhere like Houghton needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- You let us know about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- You get the report the same day, with an in-person consultation to follow.
Before the survey
- If it isn’t your property yet, arrange access through the agent
- Jot down any questions you want answered
- Make sure pets are kept safely away

Advice
How the survey changes by roof type
Single-ply and EPDM roofs
Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.
GRP fibreglass roofs
Cracks in GRP can let water into the boards beneath. We look at cracks by eye and use the images to see whether there’s a pattern around them.
Landlords, agents and block managers in Houghton
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
FAQs for Houghton
Is my home in Houghton listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is Houghton within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Will you walk on the roof?
Only when it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
Can thermal imaging show missing insulation?
Thermal images can suggest where heat is escaping and where insulation may be missing. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.
Can you inspect my roof with a drone?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Will the camera show exactly where the water is?
Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.
Airspace, weather and Houghton roofs
A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
For site and facilities teams at buildings like Test Valley School, a view from above covers a wide roof far faster than walking it. The streets around a church such as Church of All Saints are often among the oldest in a place, and if you own one of the older houses nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps. Mottisfont Abbey lies about 3.2 miles south, so building around Houghton goes back a long way. A drone or thermal survey does not involve any work on the roof, which suits older buildings.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
How we price thermal roof surveys
Prices vary from roof to roof, and it comes down to:
- The use of thermal imaging or a drone
- How big the roof is
- Extensions, dormers and garages with roofs of their own
- How tall the building is and how easy the roof is to see
Every price we give includes VAT, and the written report is part of the package. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.
