Hundridge: your questions answered

Do you cover smaller places like Hundridge?

Yes, Hundridge is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you cover Hundridge?

We do. Every survey there gets the same written report with photos.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show.

What can thermal imaging tell me about my roof?

The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Thermal roof surveys for homes and businesses in Hundridge

Thermal imaging is useful when a damp patch has no clear cause. Leaks often run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. Typical surveys look at stains that keep coming back and heat escaping through the roof, on pitched roof slopes, flat roofs and loft conversions.

Older buildings in small places like Hundridge may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

When you need someone else

A survey is a close look at the roof, but it can’t do everything. The main limits are:

  • An energy rating for the building
  • Reliable images in rain, strong wind or on a wet roof surface
  • The condition of timbers we cannot see

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

What this survey covers

  • Commercial roofs
  • Pitched roof slopes
  • Ceilings below the roof
  • Flat roofs
  • Insulated roof spaces
  • Loft conversions

Different roofs, different checks

Pitched slate and tile roofs

Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We combine the images with an inspection from the loft where there is safe access.

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences frequently show through. Any patterns are checked with moisture readings.

The survey, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Rural addresses near Hundridge can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. The report sets out the images, what they suggest and what we recommend.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Tell us about any leaks, stains or damp patches you know of
  • Buyers: confirm access with the estate agent or seller

Airspace, weather and Hundridge roofs

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Anyone responsible for a site like Hyde Heath Infant School will know that big roofs are where close-up aerial shots and thermal images show the most at once.
