Thermal roof survey in Latimer: what you get

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where it applies, a structural analysis and a same-day report. There’s an in-person consultation as well, plus a follow-up 12 months later. To book, just phone 07833 053749 or email us with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. If you’ve noticed areas losing heat at the eaves and junctions and leaks that are hard to trace, we can find out what’s behind it.

In a small place like Latimer, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

What a survey costs

When we price a survey, we consider:

  • If the survey needs thermal imaging or a drone
  • The size of the roof
  • House, block, shop or office
  • The shape of the roof and its details

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, it’s useful to mention:

  • Where water is showing inside, if it is
  • Anything about access we should know
  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch

To get a price for thermal roof surveys in Latimer, phone 07833 053749 or send us an email. The address, the type of property and what you want to find out help us give you an accurate price.

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • An energy rating for the building
  • Reliable images in rain, strong wind or on a wet roof surface
  • Whether the deck or roof structure is strong enough

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • Commercial roofs
  • Pitched roof slopes
  • Insulated roof spaces
  • Loft conversions
  • Flat roofs
  • Ceilings below the roof

Drones, thermal imaging and Latimer roofs

Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Chenies Manor House, about 1.1 miles south-east, is one of the historic houses in the wider area around Latimer. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

The streets around a church such as Church of St Mary Magdalene are often among the oldest in a place, and if you own one of the older houses nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. For site and facilities teams at buildings such as Little Chalfont Primary School, a view from above covers a wide roof far faster than walking it.

Latimer is about 2 miles east of Amersham, in Buckinghamshire. We cover Latimer and the rest of Buckinghamshire. Our Buckinghamshire coverage includes Latimer. We also survey roofs in London.

Different roofs, different checks

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. We use the camera and moisture readings to help follow it.

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. The report explains what the images can tell you and what they cannot.

Common questions in Latimer

Does a conservation area affect roof work in Latimer?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Latimer?

Yes, Latimer is on our map. Villages and rural addresses get the same survey as a town house.

Do you take photos of the roof?

Yes, every report has them. Pictures sit next to the findings they show.

Will you go up on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

What do I do with the report?

You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Can you survey at the weekend?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or send us an email.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Heat the home normally on the days before
  • Make sure the loft can be reached safely
  • Don’t climb onto the roof to look for leaks yourself
  • Keep the report to compare against after any repair

You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Make sure loft insulation covers the whole area and hasn’t been disturbed. Gaps frequently appear after work in the loft.

What we do, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. Around Latimer, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Keep pets out of the way during the survey
  • Show us where any leaks or stains appear
