Thermal roof survey in Lyndhurst: what you get
Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they do not. Where something cannot be confirmed, we say what would help next. We survey ceilings below the roof, commercial roofs and flat roofs, and the problems we are asked to look at most are moisture around outlets and upstands and gaps in loft insulation.
In smaller places like Lyndhurst, many homes are bungalows and houses with roofs you can partly see from ground level. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day. Even so, a close-up image frequently shows wear on ridges and flashings that a view from the ground misses.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You will see the good as well as the bad.

Should I look at the roof myself first?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Useful tips for Lyndhurst property owners
From years of surveys, a few habits stand out:
- Check from ground level or a window, never by climbing
- Heat the home normally on the days before
- Make sure the loft can be reached safely
- Talk to us about the weather when booking
Where a pattern can’t be confirmed, the report says what could help, such as electronic leak detection or opening up a small area.
Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.
What a survey costs
When we price a survey, we consider:
- Chimneys, valleys, parapets and other details
- The roof’s overall size
- The type of building, from a house to a block or an office
- Any need for thermal images or a drone flight
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Booking your survey
There’s no need for technical words. Just tell us:
- Anything about access we should know
- The type of building and roof, such as pitched or flat
- Where water is showing inside, if it is
- Your timetable, like an exchange date
We confirm the price for your roof before you book, so you know where you stand. Prices start from £400, including VAT. To book, phone 07833 053749 or email us.
The survey, step by step
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a smaller place like Lyndhurst, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- You let us know about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- A full inspection and thermal imaging are carried out together.
- We back up the thermal patterns with moisture readings.
- You get the report the same day, with an in-person consultation to follow.
How to prepare
- Keep pets inside or away from the areas we are looking at
- Mention any parking restrictions on your street
- Unlock side gates and any roof access doors
Arrange a survey
Not sure which survey you need? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll explain the options and the price.
Advice
What we’re asked to look at in Lyndhurst
Some defects simply can’t be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.
Common reasons to book include:
- Leaks far from where the stain appears
- Patches of heat loss across the roof
- Damp around chimneys and parapets
- Areas of a flat roof that may hold water
For an older house near a landmark such as Church of Our Lady and St Edward, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.

- What follow-up you get after the report

Questions from Lyndhurst
Will you come out to Lyndhurst?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.
Is my home in Lyndhurst listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
How long does the survey take?
Expect it to take about 1–2 hours at most homes, though large, tall or awkward roofs take more time. The written report follows by email, on the timescale of your package.
Will you go up on the roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.
Are you structural engineers?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.
Does the report include photographs?
Yes. Photos are taken throughout the survey, and they go into the written report.

Why act early in Lyndhurst
Heat lost through a roof costs money every winter. Thermal images can show where insulation is missing or has slipped, so you know where to put things right. In an older home around Lyndhurst, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.

Thermal roof surveys around Lyndhurst
Lyndhurst has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Steep or complicated roofs are often hard to see from the ground, which is where close-up aerial shots and thermal images help.
If you look after a building such as St Michael and All Angels CofE Infant School, thermal images can show where wet insulation sits under a big flat roof. For hotels and guest houses around Lyndhurst, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do.
