What a survey costs

When we price a survey, we consider:

  • Roof area
  • Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • House, block, shop or office

To find out what your survey will cost, ring 07833 053749 or email us and let us know about the roof. We will confirm the figure before booking.

Booking your survey

To price your survey accurately, we will ask about:

  • Your postcode, so we can check access and travel
  • The type of building and roof, such as pitched or flat
  • Dates you’re working to, like exchange
  • What made you get in touch

Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or email us.

Thermal roof survey in South Weston: what you get

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It is important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. Typical surveys look at water getting in at parapets and stacks and areas losing heat at the eaves and junctions, on pitched roof slopes, insulated roof spaces and flat roofs.

Somewhere as small as South Weston, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from ground level. Weather and airspace are looked at ahead of the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.

What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later, like when you want to compare after future work.

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

The survey, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. Somewhere as small as South Weston, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Getting ready for the survey

Different roofs, different checks

GRP fibreglass roofs

Glossy GRP can reflect heat. We take that into account and check findings with moisture readings.

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.

Your questions about thermal roof surveys in South Weston

Do you cover smaller places like South Weston?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in South Weston is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What conditions are best for thermal imaging?

Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Flying and imaging in South Weston

About 0.9 miles north lies Adwell House, a reminder of how long the area around South Weston has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

For an older house near a landmark like St Lawrence, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a building such as Lewknor Church of England Primary School, big roofs are where photos from the air and thermal images show the most at once.

What happens if roof problems are left?

For buyers, a thermal survey adds detail that a visual inspection cannot give. Finding hidden moisture before exchange gives you facts to raise with the seller. In a place like South Weston, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Thermal roof survey starts from £400, including VAT.

What a thermal roof survey does not cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Confirming water without moisture readings
  • Structural calculations, which need a structural engineer
  • Readings unaffected by sun, shade or reflections
