Stubbings Thermal Roof Survey
Not sure what state the roof is in? We carry out thermal roof surveys in Stubbings and across Windsor and Maidenhead.
- Leaks far from where the stain appears
- Wet areas near outlets and upstands
- Areas of a flat roof that may hold water
What you can safely check yourself
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
How a thermal roof survey works in Stubbings
Thermal imaging is part of our Premium Survey, which starts from £400. It also includes a drone inspection where applicable, a structural analysis and a same-day report. An in-person consultation and a 12-month follow-up are included too. To book, just call 07833 053749 or use the contact form with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. Common reasons to book are stains that keep coming back and wet areas near outlets and upstands, on loft conversions, commercial roofs and flat roofs.
Some older homes in villages like Stubbings are listed or in a conservation area. A look by drone or thermal camera does not touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What a thermal roof survey doesn’t cover
To be straight with you, a roof survey has limits:
- Clear results when the conditions on the day are poor
- The condition of timbers we can’t see
- Confirming water without moisture readings
If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey before you book. The full list of what we check.
Roof types and parts we check
- Commercial roofs
- Insulated roof spaces
- Ceilings below the roof
- Flat roofs
- Loft conversions
- Pitched roof slopes
The survey, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. In a hamlet or village like Stubbings, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
How to prepare
- Mention any parking restrictions on your street
- Keep pets inside or away from the areas we’re looking at
- Jot down any questions you want answered

Advice
Why get it checked now?
Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding the wet areas sooner keeps the work smaller. Where a roof is exposed, as many are in small places like Stubbings, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Our price is from £400, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.

How we price thermal roof surveys
Several things affect the price of a survey:
- Commercial roofs and larger buildings
- The roof’s overall size
- Building height and the viewpoints available
- The shape of the roof and its details
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We’ll tell you which package suits the questions you have.
Getting in touch
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- Dates you’re working to, such as exchange
- What’s prompted the survey
- The address and postcode of the property
- Any stains, drips or damp patches you’ve seen indoors
When you are ready to go ahead, ring 07833 053749 or email us. We will suggest a package, agree the price and find a date.

Thermal roof surveys in Stubbings: local notes
Stubbings is about 2 miles from White Waltham Airfield. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Historic houses such as Harleyford Manor, about 2.2 miles north-west, show how far back building in the area around Stubbings goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark such as Church of St. James the Less, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. For site and facilities teams at buildings like Burchetts Green CofE Infants' School, a drone or thermal camera can show a large roof in a single visit.
Stubbings is about 2 miles west of Maidenhead, in Windsor and Maidenhead. Stubbings gets the same service as everywhere else we work: a careful look at whatever is safely visible, photos and a clear written report. Our area takes in places right across Windsor and Maidenhead, large and small. There is also a page for Reading.
Surveys in SL6 are booked the same way as anywhere else. Close by, we survey roofs in Burchett's Green (1 mile west), Holloway (1 mile south-west), Pinkneys Green (1 mile east), Littlewick Green (1 mile south-west) and Woolley Green (1 mile south). We also work in nearby towns like Windsor (7 miles south-east), North Ascot (8 miles south-east), Cookham (3 miles north-east), Dedworth (7 miles south-east), Broomhall (11 miles south-east) and South Ascot (10 miles south-east).
Near you in Stubbings

A little further out are St Mark's Hospital (1.4 miles east) and Marlow Museum (2.8 miles north). For a walk, there’s Taplow Lake and Carpenter's Wood.
What we look for on each type of roof
Loft insulation
In the loft space, the camera can pick up gaps and thin areas of insulation. We inspect the loft where it can be reached safely.
Parapets, valleys and junctions
Water frequently gets in where roofs meet walls, parapets or valley gutters. Thermal imaging can help show damp patterns around them.
Stubbings questions
Is drone flying allowed in Stubbings?
It depends on the exact address and the weather on the day. Stubbings is about 2 miles from White Waltham Airfield, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather.
Is Stubbings within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
Will you go up on the roof?
Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What conditions are best for thermal imaging?
Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast when you book.
