Thermal imaging to find moisture and heat loss patterns in a roof for Upper Common and the rest of Hampshire. We survey on weekdays and at weekends.
- Cold areas below the roof
- Damp that repairs haven’t cured
- Heat escaping through the roof
Thermal roof surveys for homes and businesses in Upper Common
Your report sets out the thermal images alongside ordinary photographs, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. There’s a 12-month follow-up as well. Typical surveys look at thin or uneven insulation in the roof and possible trapped moisture under a flat roof covering, across flat roofs, ceilings below the roof and loft conversions.
Older buildings in small places like Upper Common may be listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. It typically takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. Cottages and farmhouses around Upper Common often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it’s safe.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
Before we arrive
- Let us know about parking near the property
- Agree roof access with the managing agent if it’s shared
- Keep pets in another room

What affects the cost of thermal roof surveys
Prices always include VAT. The things that change the price are:
- Building height and the viewpoints available
- How many separate roofs there are, like extensions, dormers and garages
- Whether thermal imaging or a drone is needed
- The type of building, from a house to a block or an office
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.
Helping us price your survey
You don’t need to know any roofing terms. It’s enough to tell us:
- Whether there’s a loft hatch, a shared roof or tricky access
- Any photos you have, taken from ground level or a window
- What kind of property and roof it is
- Why you want a survey: buying, a leak, a storm or new work
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.
Why it is worth a survey now in Upper Common
Repeated repairs that don’t stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, instead of trying repair after repair. Outbuildings and barns around Upper Common are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Signs you need a thermal roof survey in Upper Common
Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. Thermal images and moisture readings together can show the likely extent.
Problems we come across frequently include:
- Wet insulation beneath the membrane
- Damp where roofs meet walls and chimneys
- Heat escaping through the roof
- Leaks that are hard to trace
If your home is one of the older ones in the streets near Church of St. Martin, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from the air or with a thermal camera helps.
Before you book anyone

- What insurance they carry
- What follow-up you get after the report

Drones, thermal imaging and Upper Common roofs
A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Steep or complicated roofs are often hard to see from the ground, which is where photos from the air and thermal images help. Lasham Airfield is about 3 miles from Upper Common. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
With Hall Place about 3.9 miles south-east, the area around Upper Common has a long history. Photos from the air and thermal images let an old roof be checked without anyone disturbing it.

What we can’t see
Some things cannot be seen without opening up the roof, and that sets some limits:
- Reliable images in rain, strong wind or on a wet roof surface
- What’s inside walls or under coverings, without opening up
- Proving moisture from the images alone
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.
What we check
- Pitched roof slopes
- Loft conversions
- Commercial roofs
- Ceilings below the roof
- Flat roofs
- Insulated roof spaces
Checking the roof from the ground
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
Upper Common: your questions answered
Are there drone restrictions around Upper Common?
It depends on the exact address and the weather on the day. Upper Common is about 3 miles from Lasham Airfield, so the Drone Safety Map is checked for restrictions around it before we fly. High wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.
Will you come out to Upper Common?
We do. Villages and rural addresses get the same survey as a town house.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys, across London and South East England.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
Does the weather affect a thermal survey?
Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain and strong wind can make the images less clear, so we talk through the forecast as you book.
