Thermal imaging roof survey in Water Eaton, Milton Keynes
We take a careful look at the roof at your property in Water Eaton, and put it all in a written report with photographs.
- Cold spots on ceilings under the roof
- Water getting in at parapets and stacks
- Gaps in loft insulation
About our thermal roof survey in Water Eaton
What a thermal camera can show depends a lot on the weather. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We will discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. We survey pitched roof slopes, commercial roofs and ceilings below the roof, and people most often book us about ceilings that feel colder in places and heat escaping through the roof.
Around Water Eaton, plenty of roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from ground level misses.
Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

How the survey changes by roof type
Parapets, valleys and junctions
Damp at junctions can be hard to see by eye. We combine a close visual check with the thermal images.
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.
What we can’t see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A structural engineer’s assessment
- The condition of timbers we cannot see
- Confirming water without moisture readings
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.
Roof types and parts we check
- Ceilings below the roof
- Commercial roofs
- Flat roofs
- Loft conversions
- Pitched roof slopes
- Insulated roof spaces
What we do, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes about 1–2 hours at a typical home, or half a day or so for a commercial building. Homes around Water Eaton often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.
- You tell us about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- A full inspection and thermal imaging are carried out together.
- We back up the thermal patterns with moisture readings.
- The Premium report reaches you the same day, and we go through it with you in person.
Preparing for the visit
- Buyers: confirm access with the estate agent or seller
- Have keys ready for side gates, garages or roof access doors
- Keep pets out of the way during the survey

I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Tell us about it when you book and we will explain what’s needed.

Does the report include photographs?
Yes. We photograph the roof as we go, and they go into the written report.
How long does the survey take?
Time on site depends on the roof, but most surveys take roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. The written report follows by email.
Thermal roof surveys in Water Eaton: local notes
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
If your house is among the older ones in the streets near Water Eaton Church Centre, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Take a building like The Premier Academy: a drone or thermal camera can show a large roof in a single visit. Bletchley Park, about 1 mile north-west, is one of the historic houses in the wider area around Water Eaton. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.

Why act early in Water Eaton
Without thermal imaging, the only way to see how far water has spread is frequently to open up the roof. It helps when deciding whether to patch an area or replace the roof. In an older home around Water Eaton, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.
Thermal roof survey starts from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
