Thermal roof survey in Whiteley

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. It’s important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We are often asked to look into stains that keep coming back and areas losing heat at the eaves and junctions, across flat roofs, pitched roof slopes and commercial roofs.

Around Whiteley, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Why get it checked now?

Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. Around Whiteley, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.

All our prices include VAT. Thermal roof survey starts from £400, including VAT. We confirm the price for your roof before booking.

Signs you need a thermal roof survey in Whiteley

On big commercial and residential flat roofs, thermal imaging helps owners plan. It can suggest which areas may be wet and which seem dry, so we know where to take moisture readings.

Signs worth acting on include:

  • Missing or slipped insulation
  • Damp patches with no obvious cause
  • Patches of heat loss across the roof
  • Leaks far from where the stain appears

The streets around a church such as St Margaret Mary are frequently among the oldest in a place, and if your house is among the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • Will they check the loft as well as the outside?
  • How soon the report will arrive
  • Which viewpoints they use to see the roof

What a roof survey includes

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

How it works

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours for most homes, plus time to check any thermal findings with moisture readings. In a smaller place like Whiteley, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. You get a report with thermal images, photos and our recommendations.

How to prepare

  • Show us where any leaks or stains appear
  • Agree roof access with the managing agent if it is shared
  • Move anything stored under the loft hatch

Advice

What we look for on each type of roof

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

Honest limits

It is a careful look at the roof, not the whole story. Its limits include:

  • Structural calculations, which need a structural engineer
  • Readings unaffected by sun, shade or reflections
  • Confirming water without moisture readings

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.

What we check

  • Commercial roofs
  • Pitched roof slopes
  • Insulated roof spaces
  • Flat roofs
  • Ceilings below the roof
  • Loft conversions

FAQs for Whiteley

Does a conservation area affect roof work in Whiteley?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Whiteley within the area you cover?

We do. A small place gets exactly the same survey as a big one.

How long will you be at the property?

It normally takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email, on the timescale of your package.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will thermal imaging find my leak?

It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings, as the camera alone can’t prove a leak.

Do you climb onto every roof?

Only if it’s safe. We look at everything that can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. The report says if anything couldn’t be seen.

Flying and imaging in Whiteley

The coast is about 4 miles or less from Whiteley. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you look after a building such as Whiteley Primary School, thermal images can show where wet insulation sits under a big flat roof.
