Chimney survey in Ashfield

For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. Common reasons to book are redundant stacks capped without ventilation and frost-damaged brickwork on the stack, on flaunching, chimney pots and cowls and shared and party-wall stacks.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Roofs, chimneys and gutters in Ashfield

The coast is about 3 miles or less from Ashfield, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. With South Stoneham House about 4.8 miles east, Ashfield sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Oasis Academy Lord's Hill will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of Romsey station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What affects the cost of chimney surveys

All our prices include VAT. The things that change the price are:

  • If the survey needs thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • Commercial roofs and larger buildings
  • The package you choose: Basic, Standard or Premium

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

What to let us know when you contact us

These details help when you get in touch:

  • Where water is showing inside, if it is
  • Dates you’re working to, like exchange
  • Access details, such as a loft hatch or a shared roof
  • What made you get in touch

Once you know what you need, ring 07833 053749 or email us. We’ll suggest a package, agree the price and find a date.

How it works

Once we have finished looking, we write up our findings in a report with photos. On timing, it normally takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. Older roofs in small places like Ashfield can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photos and recommendations, is emailed to you.

How to prepare

  • Move anything stored under the loft hatch
  • Make a note of anything you’d like us to look at
  • Have keys ready for side gates, garages or roof access doors

Getting a price

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.

Do you need a chimney survey in Ashfield?

A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. Most people book after spotting damp or a loose pot, or before buying.

Here are some of the things we see frequently:

  • Staining on walls around the chimney
  • Gaps where the stack meets the roof
  • Redundant stacks capped without ventilation
  • Worn or missing pointing

If your house is among the older ones in the streets near Church of St Boniface, old fixings, lead flashings and tall chimneys are typical of older roofs.

Choosing a roof surveyor

  • Whether VAT is added on top
  • Will they check the loft as well as the outside?
  • How much experience they have with roofs like yours
  • Is there a chance to talk the report through?

What a roof survey includes

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

What we look for on each type of roof

Flaunching

Sitting at the very top, flaunching is fully exposed. We look for cracks, gaps around the pots and missing pieces.

Rendered stacks

Cracked render can let water in and trap it behind. Cracks are photographed and noted.

Ashfield questions

How do I find out if my home in Ashfield is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is the coastal weather around Ashfield hard on roofs?

It can do. Ashfield is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Why is my chimney breast damp?

It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. Our survey checks each of these and records the likely cause.

My chimney looks like it’s leaning. What should I do?

Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. We record its condition with photos, and a structural engineer can confirm whether it is stable.

What does a roof survey cost?

Prices start from £150, including VAT. We confirm the price for your survey before you book, based on the roof’s size, access and package. For a price, call 07833 053749 or drop us an email.

What happens after the survey?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

What should I do with a chimney I do not use?

An unused stack still needs to stay weathertight and ventilated. Capping without airflow can lead to damp. We check how it’s capped and its condition, so you can decide with a builder what to do.

Why act early in Ashfield

Before deciding what to do with a redundant stack, a survey shows how it is doing. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
