How a chimney survey works in Belbins

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey chimney pots and cowls, lead flashings and shared and party-wall stacks, and people most frequently book us about loose, cracked or missing pots and damp patches on chimney breasts.

Some older homes in villages like Belbins are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You will see the good as well as the bad.

What this survey cannot tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Flue inspections or sweeping
  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
  • What’s inside the brickwork or behind render, without opening up

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What a survey covers and does not.

What this survey covers

  • Chimney pots and cowls
  • Chimney breasts
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Flaunching
  • Lead flashings

Do you need a chimney survey in Belbins?

Aerials and dishes are frequently fixed to stacks. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

These are some of the problems a survey can pick up:

  • Gaps where the stack meets the roof
  • A chimney out of line
  • Loose, cracked or missing pots
  • Gaps in the mortar around the pots

Landlords with a home close to Romsey station may find that the gap between tenancies is a good time to have the roof looked at.

Choosing a roof surveyor

  • What happens after the report arrives
  • How long they’ve been surveying roofs
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether VAT is added on top

What a roof survey includes

How the survey changes by roof type

Brick stacks

Spalled bricks, where the face has flaked off, are a sign of water and frost. Any spalling is noted with photos.

Flaunching

The sloping mortar around the pots is called flaunching. Cracks in it let water into the stack.

FAQs for Belbins

How do I find out if my home in Belbins is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Belbins?

Yes. Belbins is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

How do I book a survey in Belbins?

Simply call 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Will you go up on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

What causes damp on a chimney breast?

Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping and records the likely cause.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To arrange a date, call 07833 053749 or email us.

Does the report include photographs?

Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

What happens on the day

The visit has one job: to see as much of the chimney stack as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit usually takes roughly 1–2 hours for most homes, a little longer where there are several stacks. Somewhere like Belbins needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Move anything stored under the loft hatch
  • Dig out any old roof reports or invoices

Getting a price

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Belbins homes and their roofs

The wider area around Belbins has a long history of building, with Mottisfont Abbey about 2.7 miles north-west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like Cupernham Junior School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of St Andrew: its roof may have old fixings, lead flashings and chimneys that need a closer look.
