Conford Chimney Survey
Not sure what state the chimney stack is in? We carry out chimney surveys in Conford and across Hampshire.
- Spalled or crumbling bricks
- Staining on walls around the chimney
- Redundant stacks capped without ventilation
How a chimney survey works in Conford
A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there is safe access. You get a written report with photos and our recommendations. It suits a single stack on a house as well as several on a larger building. We survey flaunching, chimney breasts and chimney pots and cowls, and common reasons people get in touch are redundant stacks capped without ventilation and pots or cowls that look unsafe.
Somewhere as small as Conford, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Tips that help
Some practical points come up on survey after survey. They apply to most roofs:
- Have the flue swept and checked if you use the fire
- Make sure fixings on the stack are secure
- Photograph damp patches with the date
- Keep the report to compare against at the next survey
If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Look at your chimneys from ground level now and then, especially after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.
Different roofs, different checks
Chimney pots and cowls
On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.
Flaunching
The sloping mortar around the pots is called flaunching. Cracks in it let water into the stack.
What we can’t see
A survey is a proper look at the chimney stack, but it can’t do everything. The main limits are:
- Whether a stack needs rebuilding on structural grounds
- The inside of the flue, which needs a sweep or flue specialist
- Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. What a survey covers and doesn’t.
Roof types and parts we check
- Shared and party-wall stacks
- Chimney pots and cowls
- Lead flashings
- Chimney breasts
- Flaunching
- Brick chimney stacks
What affects the cost of chimney surveys
Not every roof costs the same to survey, and it comes down to:
- How complicated the roof is, with its valleys, chimneys and parapets
- The number of roofs, including extensions and garages
- Whether you choose the Basic, Standard or Premium Survey
- Whether thermal imaging or a drone is needed
Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Getting in touch
These details help when you contact us:
- Dates you’re working to, such as exchange
- Photos of the roof, taken safely from the ground or a window
- Where the property is, with the postcode
- Where water is showing inside, if it is
Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or use the contact form to find out.
How it works
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two for most homes, a little longer where there are several stacks. Somewhere as small as Conford, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the roof space.
- The report, with photos and recommendations, is emailed to you.
Preparing for the visit
- Unlock side gates and any roof access doors
- Check pets are kept safely away
- Make a note of anything you’d like us to look at
Booking a survey

Related advice
Conford: your questions answered
Is Conford within the area you cover?
Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
How do I find out if my home in Conford is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
How much is a survey?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you inspect shared chimneys?
Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.
Do you inspect the flue?
No. It is not a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.
What else we do in Conford
Chimney surveys around Conford
England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.
For site and facilities teams at buildings such as Liphook Infant School, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Liphook station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Conford is about 2 miles south-east of Bordon, in Hampshire. Whether the building in Conford is a house, a flat or a commercial unit, we can survey the roof. Conford is one of the towns and villages in Hampshire where we work. You can also see our page for Guildford.

Checking the roof from the ground
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
