East Hampnett Chimney Survey
Chimney surveys around East Hampnett, with a written report you can act on. Weekday and weekend visits available.
- Spalled or crumbling bricks
- Worn or missing pointing
- Gaps in the mortar around the pots
Common roof problems in East Hampnett
Aerials and dishes are often fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.
Most people get in touch when they’ve noticed one of these:
- Lifted or split lead flashings
- Signs that a stack is leaning
- Mortar washing out of the joints
- Loose, cracked or missing pots
If your house is among the older ones in the streets near The Parish Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Chimney surveys for homes and businesses in East Hampnett
A damp patch on a chimney breast doesn’t always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. That points the work in the right direction. Common reasons to book are worn or missing pointing and lifted or split lead flashings, across flaunching, brick chimney stacks and shared and party-wall stacks.
Somewhere as small as East Hampnett, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Landlords, agents and block managers in East Hampnett
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.
Chimney surveys around East Hampnett
Goodwood House, about 2.4 miles north-west, is one of the historic houses in the wider area around East Hampnett. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Take a building like Tangmere Primary Academy: a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Barnham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Practical tips
You don’t need to be a roofer to help. Here’s what helps most:
- Use the report as a baseline for future checks
- Don’t use a ladder to reach the stack yourself
- Check that disused chimneys can still breathe
- Book a sweep for flues that are in use
Where another specialist is needed, such as a structural engineer or sweep, we explain why. It gives them a clear starting point.
Check fixings on the stack are sound and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.
Your questions about chimney surveys in East Hampnett
Is my home in East Hampnett listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is East Hampnett within the area you cover?
Yes, East Hampnett is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you use drones?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it as you book and we’ll plan the survey around it.
Which parts of the chimney do you look at?
The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the roof space where we can reach. You get a written report with photos.
How long will you be at the property?
Time on site depends on the roof; most visits take between one and two hours for a house, while a commercial roof takes nearer three to four hours. The written report follows by email.
How the survey works
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about one to two hours for most homes, a little longer where there are several stacks. Somewhere like East Hampnett needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- You let us know whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- We look at the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
How to prepare
- Move anything stored under the loft hatch
- Keep pets in another room
- Point out any leaks or damp patches

How the survey changes by roof type
Rendered stacks
Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.
Lead flashings
Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.
