Chimney pots and cowls

For unused flues, we check whether caps or cowls allow ventilation. Poor capping can lead to damp inside the stack.

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. We photograph any we find that look loose or damaged.

About our chimney survey in Findon

Redundant chimneys are common, particularly where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. If you’ve noticed disused chimneys trapping moisture and damaged chimney pots and cowls, we can find out what’s behind it, on shared and party-wall stacks, flaunching and chimney breasts alike.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

Local roofs in Findon

Findon is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Historic houses such as Ecclesden Manor, about 3.8 miles south-west, show how far back building in the area around Findon goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as St John the Baptist CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near West Worthing station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take an older house close to The Parish Church of St John the Baptist: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes about one to two hours for most homes, a little longer where there are several stacks. Somewhere as small as Findon, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

What we can’t see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Structural calculations for a leaning stack
  • Areas we cannot view from safe positions
  • Checks on boilers, fires or their flues

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. What a survey covers and does not.

What this survey covers

  • Chimney pots and cowls
  • Chimney breasts
  • Shared and party-wall stacks
  • Flaunching
  • Lead flashings
  • Brick chimney stacks

What you can safely check yourself

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Why it’s worth a survey now in Findon

Most people never get a proper look at their chimney stacks. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. In a small place like Findon, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

FAQs for Findon

Do you cover smaller places like Findon?

Yes. Findon is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

How do I find out if my home in Findon is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How can you see the top of the stack?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where it applies. We note anything we couldn’t see.

How long will you be at the property?

Most surveys take about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. We’ll confirm the timing when booking.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

How we price chimney surveys

Several things affect the price of a survey:

  • The shape of the roof and its details
  • The size of the roof
  • How many separate roofs there are, such as extensions, dormers and garages
  • The height of the building and how the roof can safely be seen

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We’ll tell you which package suits the questions you have.

What we need to know

To price your survey accurately, we will ask about:

  • Your postcode, so we can check access and travel
  • Where water is showing inside, if it is
  • When you need the report by
  • Pictures of the roof from a safe spot, if you have them

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or email us to find out.
