Chimney surveys near Durrington

Leave it or get it looked at?

Most people never get a close look at their chimney stacks. Defects tend to go unseen until there’s a stain. Surveying the stack now can catch problems first. Homes in smaller places like Durrington can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the price for the job before booking.

About our chimney survey in Durrington

Many homes have chimneys that are no longer used. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. Typical surveys look at bricks with flaking faces and signs that a stack is leaning, on shared and party-wall stacks, chimney pots and cowls and lead flashings.

In a smaller place like Durrington, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

Where we can’t see part of the chimney stack, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

How we price chimney surveys

We confirm the exact price before you book. This is what makes a difference:

  • The shape of the roof and its details
  • The package you choose: Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own
  • The use of thermal imaging or a drone

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What to let us know when you get in touch

If you can, have these to hand when you contact us:

  • When you need the report by
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Where water is showing inside, if it is
  • The address and postcode of the property

Photos help, if you have them. Pictures from the ground or a window are fine. To get started, call 07833 053749 or drop us an email.

How the survey works

The aim of the visit is simple: to look at the chimney stack as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes an hour or two on an ordinary house, and more on a big or complicated roof. A visit to Durrington is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

Before the survey

  • If it is not your property yet, arrange access through the agent

Local roofs in Durrington

Durrington is within about 3 miles of the coast, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Historic houses such as Ecclesden Manor, about 2.6 miles west, show how far back building in the area around Durrington goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For landlords with property near Durrington-On-Sea station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Durrington Junior School: large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Durrington Minature Railway shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Durrington is about 1 mile north-west of Worthing, in West Sussex. We cover Durrington and the rest of West Sussex, as part of our work across London and the South East. We cover towns and villages across West Sussex. Brighton is in our area too.

Chimney surveys in BN13 and BN12 work the same way as everywhere else we cover. We cover properties on Lyn Road, New Road and Tavy Road and the roads around them. Being close to the A2032, Durrington is easy for us to reach for chimney surveys. Neighbouring places we cover for chimney surveys include Cote (1 mile north-west), High Salvington (1 mile north), Goring-by-Sea (2 miles south), Clapham (2 miles north-west) and Patching (2 miles north-west). Further out, we also cover Bognor Regis (12 miles west), Burgess Hill (15 miles north-east), Littlehampton (5 miles west), Shoreham-by-Sea (6 miles east), Lancing (4 miles east) and Rustington (4 miles west).

Your questions about chimney surveys in Durrington

Does being near the coast affect roofs in Durrington?

It can do. Within about 3 miles of the sea, as Durrington is, metal fixings wear faster and gales find any loose ridge or slate.

Does a conservation area affect roof work in Durrington?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How long is the visit?

That depends on the size and shape of the roof; most visits take about 1–2 hours at a house, as part of a look at the roof around the stack. The written report follows by email.

How can you see the top of the stack?

We look from ground level, from windows and from the loft where it’s safe. Where it applies, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.

My chimney looks like it is leaning. What should I do?

A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Have the flue swept and checked if you use the fire
  • Ask for ventilated caps on redundant stacks
  • Glance at the stacks from the street now and then
  • Leave close inspection to people with safe access

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on from the viewpoints we used.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

Surveys for landlords and agents in Durrington

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
