Chimney survey in Lower Farringdon: what you get

We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the loft space where it is safe. With our Premium Survey, a drone inspection is included where applicable. Where part of a stack cannot be seen, the report says so. Each defect is recorded with a photo and a plain description. If you’ve noticed a chimney out of line and redundant stacks capped without ventilation, we can find out what’s behind it, whatever the roof.

Somewhere as small as Lower Farringdon, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Ask about consent before removing a chimney on an older property
  • Leave close inspection to people with safe access
  • Have the flue swept and checked if you use the fire
  • Glance at the stacks from the street now and then

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.

How we price chimney surveys

The price reflects the time and kit the roof needs. The main factors are:

  • The height of the building and how the roof can be seen safely
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone
  • Roof area

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.

What we need to know

You do not need to know any roofing terms. Just tell us:

  • When you need the report by
  • Where the property is, with the postcode
  • What’s prompted the survey
  • Access details, such as a loft hatch or a shared roof

Every survey is priced before it’s booked, so you know where you stand. Chimney survey starts from £150, including VAT. For a price for your roof, call 07833 053749 or send us an email.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two at a house, as part of a look at the roof around the stack. Somewhere like Lower Farringdon needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • Leave a clear route to the loft
  • Jot down any questions you want answered
  • Unlock side gates and any roof access doors

Historic houses such as Bentworth Hall, about 3.5 miles north-west, show how far back building in the area around Lower Farringdon goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Whichever you have, the details that tend to fail before the covering itself get the closest look.

What we can’t see

  • Hidden sides of a shared stack
  • The inside of the flue, which needs a sweep or flue specialist
  • Gas safety checks, which need a Gas Safe registered engineer

Your questions about chimney surveys in Lower Farringdon

Does a conservation area affect roof work in Lower Farringdon?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Lower Farringdon?

Yes, Lower Farringdon is on our map. Villages and rural addresses get the same survey as a town house.

Can you survey a chimney stack we share with next door?

Yes. Many houses share stacks with a neighbour. We record the stack as far as we can see it and flag anything on the neighbour’s side.

Do you use drones?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How can you see the top of the stack?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where it applies. The report is clear about anything that couldn’t be seen.

What’s in the report?

You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.

Will you photograph what you find?

Yes. Photos are part of every report.
