Chimney surveys for South Harewood homes and businesses

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Chimney survey in South Harewood: what you get

Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photos and recommendations. If you’ve noticed damaged chimney pots and cowls and a stack that appears to lean, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as South Harewood, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

How it works

The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours for most homes, a little longer where there are several stacks. In a hamlet or village like South Harewood, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Getting ready for the survey

  • For flats, check roof access has been agreed
  • Have keys ready for side gates, garages or roof access doors
  • Check the loft hatch can be reached

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Local roofs in South Harewood

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand.

If you look after a building such as Wherwell Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Andover station, a dated record of the roof is useful when planning maintenance across a let.

South Harewood is about 4 miles south-east of Andover, in Hampshire. Surveys in South Harewood work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our area takes in places right across Hampshire, from the larger towns to small villages. Southampton is in our area too.

How the survey changes by roof type

Lead flashings

Over time, lead can lift or come away from the brickwork. We photograph any we find that look loose or damaged.

Chimney breasts and the loft

Damp patches on chimney breasts often point to a problem above. We look at them and at the stack in the loft where there’s safe access.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Check that disused chimneys can still breathe
  • Note any damp on chimney breasts and when it appears
  • Make sure fixings on the stack are secure
  • Glance at the stacks from the street now and then

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.

Watch for damp or staining on chimney breasts. Early signs are easier to trace.

South Harewood: your questions answered

Will you come out to South Harewood?

Yes, South Harewood is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Do you survey roofs for landlords with property near Andover station?

Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or email us and tell us about the building, including who will give access on the day.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can you find out why my chimney breast is damp?

Usually it’s water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped, and record what we find.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do you use drones?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

What we can’t see

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Checks on boilers, fires or their flues
  • Whether a stack needs rebuilding on structural grounds
  • Hidden damage within the stack

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and does not.
