South Warnborough Chimney Survey
A survey of chimney stacks, pots, flashings and flaunching around South Warnborough, with a written report you can act on. Book a weekday or weekend visit.
- Gaps in the mortar around the pots
- Unused flues sealed without airflow
- Loose, cracked or missing pots
Why get it checked now?
Most people never get a proper look at their chimney stacks. Problems frequently go unnoticed until damp appears inside. Surveying the stack now can catch problems first. Outbuildings and barns around South Warnborough are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

How a chimney survey works in South Warnborough
We inspect chimneys from wherever they can safely be seen: from ground level, from windows and vantage points, and from the loft where there’s access. A drone inspection is part of our Premium Survey where it applies. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. We survey flaunching, chimney pots and cowls and shared and party-wall stacks, and people most often book us about redundant stacks capped without ventilation and flashings pulling away from the stack.
Older buildings in small places like South Warnborough may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
Where we can’t see part of the chimney stack, the report says so. You’ll know exactly what was inspected and what wasn’t.

When you need someone else
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Whether a stack needs rebuilding on structural grounds
- Hidden damage within the stack
- The inside of the flue, which needs a sweep or flue specialist
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.

Chimney surveys around South Warnborough
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you let a flat or house near Hook station, the gap between tenancies is a good time to have the roof looked at. If you own one of the older houses in the streets near Church of St Andrew, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Robert May's School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Brick stacks
Many older stacks were built with lime mortar. We note where repairs should match the original mortar.
Rendered stacks
A rendered stack can mask problems in the bricks below. We look for cracks, hollow areas and staining.
Practical tips
Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:
- Make sure fixings on the stack are secure
- Use the report as a baseline for future checks
- Leave close inspection to people with safe access
- Check unused flues are capped with ventilation
If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Watch for damp or staining on chimney breasts. Early signs are easier to trace.
South Warnborough: your questions answered
I let a flat near Hook station. Can you check the roof?
Yes, rented property is part of what we cover. Just phone 07833 053749 or send us an email and tell us about the building, including who will give access on the day.
Will you come out to South Warnborough?
Yes, South Warnborough is on our map. A small place gets exactly the same survey as a big one.
Do you climb onto every roof?
Only if it’s safe. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
What should I do with a chimney I don’t use?
It depends on its condition and your plans. We record how the stack is doing and whether it’s capped with ventilation. In a conservation area or on a listed building, changes may need consent.
Why is my chimney breast damp?
It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We check each one and note the most likely cause.
How experienced are you?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
The survey, step by step
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Older rural homes like those around South Warnborough can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
- The findings are written up with photographs and recommendations and emailed to you.
Preparing for the visit
- Let us know about parking near the property
- Make sure we can get to the back of the property
- Agree roof access with the managing agent if it is shared
