Chimney surveys in Long Sutton: local notes

Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

If yours is one of the older homes in the streets near Church of All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Bentley (Hampshire) station, the gap between tenancies is a good time to have the roof looked at. Take a building like Long Sutton Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Chimney survey in Long Sutton

We inspect chimneys from wherever they can safely be seen: from the ground, from windows and vantage points, and from the loft where there’s access. A drone inspection is part of our Premium Survey where it applies. If we can’t see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. We survey brick chimney stacks, lead flashings and shared and party-wall stacks, and the problems we’re asked to look at most are a stack that appears to lean and eroded joints in the brickwork.

Somewhere as small as Long Sutton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Do not use a ladder to reach the stack yourself
  • Use a Gas Safe registered engineer for gas appliances
  • Have brackets on the chimney checked
  • Keep the report to compare against at the next survey

You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect so anyone reading it can see what we saw.

Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. Most visits take between one and two hours for most homes, a little longer where there are several stacks. In a hamlet or village like Long Sutton, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photographs and recommendations, is emailed to you.

Roof by roof

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. The survey checks for cracking, bulging and staining in the render.

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. We check that they look secure and undamaged.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Rented homes, blocks and businesses

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the chimney stack, with photos, which helps you plan work between tenancies.

Questions from Long Sutton

Is my home in Long Sutton listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Can a landlord with a rental near Bentley (Hampshire) station book a roof survey?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or send us an email with the details, and we will talk through which survey suits.

Are you insured?

We hold professional indemnity and public liability insurance.

Will you check the chimney is safe to use with a fire?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

What does a chimney survey cover?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. Everything is written up with photos.

Does the report include photos?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

Prices for chimney surveys in Long Sutton

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings
  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • Photos of the roof, taken safely from ground level or a window
  • What made you get in touch
  • Dates you’re working to, such as exchange
  • Your postcode, so we can check access and travel

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or drop us an email with the details.
