Chimney surveys for Steyning homes and businesses

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Chimney survey in Steyning

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We’ll tell you if we see anything that suggests they should take a look. Typical surveys look at damaged chimney pots and cowls and a chimney out of line, on chimney breasts, lead flashings and chimney pots and cowls.

Around Steyning, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

When to book a survey in Steyning

Aerials and dishes are frequently fixed to stacks. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

Signs worth acting on include:

  • Staining on walls around the chimney
  • Flaunching that has broken away
  • Unused flues sealed without airflow
  • Signs that a stack is leaning

Take a building like Steyning CofE Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before booking any roof surveyor

  • How soon the report will arrive
  • What the survey will not cover
  • What experience they bring
  • Whether the loft is part of the inspection

What’s in a roof survey

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Never climb onto the roof to look at a chimney
  • Have the flue swept and checked if you use the fire
  • Look at the chimneys with binoculars after a storm
  • Find out whether changes to a stack need permission

Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.

Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.

Common questions in Steyning

Is Steyning within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

I let a flat near Lancing station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or email us with the address and some details, including who will give access on the day.

Does the weather affect the survey?

Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

My chimney looks like it is leaning. What should I do?

Don’t ignore it. Leaning often comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can confirm whether it’s stable.

How do I arrange a chimney survey in Steyning?

Simply ring 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

Will you check the chimney is safe to use with a fire?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we will say if anything suggests the flue needs checking.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days when booking.

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A structural engineer’s assessment
  • Whether the flue is safe to use
  • Conditions inside walls

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before you book. What a survey covers and does not.

Roof types and parts we check

  • Flaunching
  • Brick chimney stacks
  • Lead flashings
  • Chimney breasts
  • Shared and party-wall stacks
  • Chimney pots and cowls

How it works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. With a bit of garden around a house, as there often is around Steyning, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

Preparing for the visit

  • Jot down any questions you want answered
  • Let us know about parking before the day
  • Unlock side gates and any roof access doors

Arrange a survey

Advice

What we look for on each type of roof

Rendered stacks

What’s behind the render cannot be seen without removing some, so the report says what can and cannot be judged.

Flaunching

We often find flaunching that has cracked or broken away. It is normally a modest repair when it is caught early.

Steyning homes and their roofs

The coast is about 5 miles or less from Steyning, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Lancing station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Steyning is about 4 miles north-west of Shoreham-by-Sea, in West Sussex. From houses to flats and shops in Steyning, we can survey the roof. We cover towns and villages across West Sussex, large and small. There’s also a page for Brighton.
