How a chimney survey works in Tangmere

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there is safe access. You get a report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey flaunching, chimney pots and cowls and chimney breasts, and people most frequently book us about redundant stacks capped without ventilation and bricks with flaking faces.

In a smaller place like Tangmere, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Tips that help

Over many surveys, some simple habits stand out:

  • Have brackets on the chimney checked
  • File photos of the stacks with your home records
  • Leave close inspection to people with safe access
  • Find out whether changes to a stack need permission

Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.

Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

Leave it or get it looked at?

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. In an older home around Tangmere, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.

What we are asked to look at in Tangmere

Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. Failed flashings are one of the most common causes of damp around chimneys. Lead flashings can also be stolen.

Typical things we are asked to look at include:

  • Gaps where the stack meets the roof
  • Eroded joints in the brickwork
  • Cracked or missing flaunching
  • Spalled or crumbling bricks

Landlords with a home close to Chichester station may find that a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • Whether VAT is added on top
  • Which parts of the roof they’ll actually see
  • What follow-up you get after the report
  • What’s outside the scope of the survey

What a roof survey includes

How it works

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take about 1–2 hours at a house, as part of a look at the roof around the stack. Being in a smaller place like Tangmere does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it is safe. It is useful to show us anything you’ve already noticed.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Before we arrive

  • Make sure we can get to the back of the property
  • Have any paperwork from past roof work to hand
  • Let us know about parking near the property

Roof by roof

Chimney breasts and the loft

Where a breast has been taken out, we look at what supports the stack. Confirming the support is a job for a structural engineer.

Chimney pots and cowls

On redundant flues, we check how the pots are capped. Capping without ventilation can trap moisture.

Checking the roof from ground level

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Chimney surveys around Tangmere

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses like Goodwood House, about 1.8 miles north-west, show how far back building in the area around Tangmere goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as St Andrew's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as Tangmere Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Tangmere: your questions answered

Do you cover smaller places like Tangmere?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can a landlord with a rental near Chichester station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or use the contact form with the details.

Is a leaning chimney dangerous?

Have it checked rather than leaving it. Leaning frequently comes from mortar breaking down unevenly. We record its condition with photographs, and a structural engineer can confirm whether it’s stable.

Which parts of the chimney do you look at?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the loft space where we can reach. Everything is written up with photographs.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

What does the report include?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put in order of urgency where relevant.

Do you inspect the flue?

No. Our survey covers the outside of the stack and the roof around it. For the flue, you will need a sweep or, for gas, a Gas Safe registered engineer.
