About our chimney survey in Halnaker
On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and our recommendations. We’re often asked to look into damp on a chimney breast inside and cracked or missing flaunching, on lead flashings, chimney pots and cowls and brick chimney stacks.
Somewhere as small as Halnaker, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Nothing in the report is left vague: where something needs attention, it says so plainly.

Why act early in Halnaker
If you’re thinking of removing or reducing a stack, it helps to know its condition first. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. Older cottages and farmhouses around Halnaker can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

FAQs for Halnaker
Is my home in Halnaker listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do you cover smaller places like Halnaker?
Yes, Halnaker is on our map. A small place gets exactly the same survey as a big one.
Is it a structural engineer’s report?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
What does a roof survey cost?
Chimney survey starts from £150, including VAT. You will know the price for your survey before booking. To get a price, ring 07833 053749 or send us an email.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Do you survey roofs on blocks of flats?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
My chimney looks like it is leaning. What should I do?
Have it checked rather than leaving it. Leaning often comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can assess whether it needs work.
What you can safely check yourself
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Chimney surveys in Halnaker: local notes
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Goodwood House, about 1.4 miles west, show how far back building in the area around Halnaker goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you let a flat or house near Chichester station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as Boxgrove CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What happens on the day
We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Halnaker frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- We inspect each stack from safe viewpoints outside.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- The findings are written up with photographs and recommendations and emailed to you.
Getting ready for the survey
- If the roof is shared, arrange access with whoever manages the building

Advice
When to book a survey in Halnaker
TV aerials, satellite dishes and their brackets are often fixed to chimneys. Their weight and the wind on them can loosen bricks and pointing. Any fixings on the stack are checked and recorded.
Signs worth acting on include:
- Flaunching that has broken away
- Eroded joints in the brickwork
- Disused chimneys trapping moisture
- Gaps where the stack meets the roof
The streets around a church such as The Priory Church of St Mary and St Blaize are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
Choosing a roof surveyor
- Whether any drone flown is registered with the CAA
- What exactly goes into their report
- Whether the loft space is looked at, where there is one
- When you will get the report
When you need someone else
In fairness, a roof survey has limits:
- Areas we can’t view from safe positions
- Structural calculations for a leaning stack
- Whether a gas appliance or its flue is safe
If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey before you book. What a survey covers and doesn’t.
