DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

Gutter survey in Halnaker

We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Common reasons to book are fascia boards damaged by overflowing water and cracked or loose downpipes, on downpipes, outlets and hoppers and parapet and box gutters.

Some older homes in villages like Halnaker are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or use the contact form with the addresses.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Signs you need a gutter survey in Halnaker

Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.

A survey makes sense if you’ve noticed:

  • Brackets that have dropped or snapped
  • Choked outlets or hopper heads
  • Gutters full of debris and silt
  • Cracked or loose downpipes

Take a building like Boxgrove CofE Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

What’s in a roof survey

Why it is worth a survey now in Halnaker

Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers everything that’s safely in view and records it with photos. Older and listed buildings around Halnaker may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the price for your survey before booking.

What you get with us

  • Drones and thermal imaging where it applies
  • Over 5,000 surveys carried out
  • Weekday and weekend surveys

How it works

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Halnaker, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. You get a photo-illustrated written report and recommendations.

Before we arrive

  • Keep pets out of the way during the survey
  • Make sure the loft hatch can be reached
  • If the roof is shared, arrange access with whoever manages the building

Advice

FAQs for Halnaker

Does a conservation area affect roof work in Halnaker?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can a landlord with a rental near Chichester station book a roof survey?

Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and some details.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

What’s the price of a gutter survey?

Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. For a price, call 07833 053749 or use the contact form.

Gutter surveys in Halnaker: local notes

With Goodwood House about 1.4 miles west, Halnaker sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to The Priory Church of St Mary and St Blaize: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Chichester station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Include valley, parapet and box gutters when clearing
  • Note any damp stains below the gutters
  • Have gutters cleared at least once a year
  • Keep climbers away from the eaves

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so check they’re included in any clearing work.
