Chimney survey in Trotton Marsh: what you get

We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the loft space where it’s safe. A drone inspection is part of our Premium Survey where applicable. If we cannot see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We’re often asked to look into loose, cracked or missing pots and signs that a stack is leaning, across shared and party-wall stacks, lead flashings and chimney breasts.

In a village or hamlet like Trotton Marsh, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

How the survey works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take between one and two hours for a house; commercial roofs usually need 3–4 hours. Older roofs in small places like Trotton Marsh can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Tell us about parking before the day
  • Have any questions written down, so nothing gets missed
  • Keep pets inside or away from the areas we are looking at

Local roofs in Trotton Marsh

With Cowdray House about 4.2 miles south-east, Trotton Marsh sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Useful tips for Trotton Marsh property owners

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:

  • Don’t use a ladder to reach the stack yourself
  • File photos of the stacks with your home records
  • Note any damp on chimney breasts and when it appears
  • Find out whether changes to a stack need permission

Where another specialist is needed, like a structural engineer or sweep, we explain why. That helps you brief them.

Check fixings on the stack are sound and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

Honest limits

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
  • Hidden damage within the stack

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.

Questions from Trotton Marsh

Is my home in Trotton Marsh listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Trotton Marsh?

Yes, Trotton Marsh is covered. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Can you find out why my chimney breast is damp?

Typically it is water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped, and record what we find.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Can you survey in bad weather?

It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or drop us an email and let us know the address and what you’d like to know. We’ll confirm the price and agree a day with you.

Should a redundant chimney be removed?

There’s no single answer. We record how the stack is doing and whether it’s capped with ventilation. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. Confirming the support is a job for a structural engineer.

Rendered stacks

Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.
