Drone roof surveys in Trotton Marsh

Drone roof survey in Trotton Marsh

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They’re useful where walking on the roof could damage it or is not safe. You get close-up views without anyone setting foot on the roof. Before the visit, we check the address for any airspace restrictions that apply. We will tell you if another approach would work better. We survey chimney stacks, flat roofs on upper floors and large and complex roofs, and common reasons people get in touch are flashings that have come away and damage after a storm that can’t be seen from below.

In a village or hamlet like Trotton Marsh, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from the ground. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

Airspace, weather and Trotton Marsh roofs

The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. Every flight is checked against the Drone Safety Map first.

What we’re asked to look at in Trotton Marsh

Many roofs are never seen properly from ground level. Rear slopes, valleys and the tops of chimneys are hidden. Problems in those places frequently go unseen until they leak, which is why owners turn to a drone.

Most people get in touch when they’ve noticed something like this:

  • Flashings that have come away
  • Eroded pointing on a chimney stack
  • Slipped or missing slates on a high roof
  • Standing water on a flat roof

Cowdray House, about 4.2 miles south-east, is one of the historic houses in the wider area around Trotton Marsh. Older roofs nearby can be steep and hard to see from ground level, and a survey from the air or with a thermal camera does not touch the roof itself.

Choosing a roof surveyor

  • Whether the inside of the roof is included
  • What exactly goes into their report
  • Whether any drone flown is registered with the CAA
  • Whether you can ask questions once you have the report

What to expect from a roof survey

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Trotton Marsh: your questions answered

How do I find out if my home in Trotton Marsh is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Are there drone restrictions around Trotton Marsh?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in strong wind or a downpour.

How much is a survey?

Prices start from £400, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Just say which days work for you.

Do you cover Trotton Marsh?

Yes. We survey roofs across London and South East England, and that includes Trotton Marsh.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Honest limits

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Photos in conditions too poor to fly
  • Structural calculations (that is a structural engineer’s job)
  • Anything inside the loft or under the coverings

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Large and complex roofs
  • Valleys and parapet gutters
  • Tall and steep roofs
  • Chimney stacks
  • Flat roofs on upper floors
  • Fragile roofs

The survey, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. Rural addresses near Trotton Marsh can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We confirm whether a drone suits your roof.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. Where there is safe access, we check the loft as well.
  5. Everything is written up, with the aerial photos and our advice.

Before we arrive

  • Let us know about parking near the property
  • Note where any stains or damp appear
  • Keep pets out of the way during the survey

Why it’s worth a survey now in Trotton Marsh

On a tall building, problems are often found only when water comes in. By that stage the damage has spread inside. A drone survey finds them sooner. In a place like Trotton Marsh, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your roof before booking.
