About our chimney survey in Up Somborne

If a chimney looks out of line, it is worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. If you’re worried about damp patches on chimney breasts and redundant stacks capped without ventilation, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Up Somborne may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we can’t see

It is a careful look at the chimney stack, not the whole story. Its limits include:

  • A structural engineer’s assessment
  • Gas safety checks, which need a Gas Safe registered engineer
  • Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

What we look at

  • Chimney pots and cowls
  • Flaunching
  • Lead flashings
  • Chimney breasts
  • Brick chimney stacks
  • Shared and party-wall stacks

Your questions about chimney surveys in Up Somborne

How do I find out if my home in Up Somborne is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Up Somborne?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

How can you see the top of the stack?

Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there is access. A drone inspection is included in our Premium Survey where applicable. We note anything we couldn’t see.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you get in touch and we’ll explain what’s needed.

What we do, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. Somewhere as small as Up Somborne, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. You get a written report with photos and our recommendations.

Before we arrive

  • Agree roof access with the managing agent if it is shared
  • Buyers: confirm access with the estate agent or seller
  • Show us where any leaks or stains appear

Book a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.

Advice

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Find out whether changes to a stack need permission
  • Never climb onto the roof to look at a chimney
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Check unused flues are capped with ventilation

After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

  • The property’s address and postcode
  • Pictures from the garden or a window, if you have them

What we look for on each type of roof

Chimney pots and cowls

On redundant flues, we check how the pots are capped. Poor capping can lead to damp inside the stack.

Lead flashings

Lead flashings seal the joint between the stack and the roof. The survey looks at whether the lead is tight, sound and well fixed.

Chimney surveys around Up Somborne

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Around Up Somborne, as everywhere, small roof faults are simplest to sort before they let water in. If your house is among the older ones in the streets near All Saints Church, old fixings, lead flashings and tall chimneys are typical of older roofs.
