Chimney survey in Little Somborne
A damp patch on a chimney breast does not always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. We check each possibility and record what we find. You then know where to start. If you’re worried about damp on a chimney breast inside and gaps in the mortar around the pots, we can find out what’s behind it.
In a small place like Little Somborne, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Chimney surveys around Little Somborne
A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
Around Little Somborne, as everywhere, small roof faults are simplest to sort before they let water in.

Little Somborne questions
Do you cover smaller places like Little Somborne?
Yes, Little Somborne is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
Is my home in Little Somborne listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Our stack is shared. Can you still survey it?
Yes. We check the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.
Can you find out why my chimney breast is damp?
It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. Our survey checks each of these and records the likely cause.
Will you photograph what you find?
Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
Tips from our surveys
Nothing here needs a ladder. Our suggestions:
- Remove aerials or dishes from the stack if they’re no longer needed
- Ask about consent before removing a chimney on an older property
- Look at the chimneys with binoculars after a storm
- File photos of the stacks with your home records
If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it is on from the viewpoints we used.
Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Less load on the stack means less strain in wind.

What happens on the day
We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at a house, as part of a look at the roof around the stack. For a village or hamlet like Little Somborne, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- Each chimney is viewed from wherever it can be seen safely.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
- You get a report with photographs and our recommendations.
Getting ready for the survey
- Move anything stored under the loft hatch
- Tell us about any leaks, stains or damp patches you know of
- Have keys ready for side gates, garages or roof access doors
Getting a price
If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or send us an email.
Advice
Checking the roof from the ground
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
What a survey costs
A few things affect what a survey costs:
- Building height and the viewpoints available
- Roof area
- How many separate roofs there are, such as extensions, dormers and garages
- Whether you choose the Basic, Standard or Premium Survey
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the exact price before booking.
Booking your survey

Common roof problems in Little Somborne
The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.
A survey can pick up problems such as:
- Disused chimneys trapping moisture
- Cracked or missing flaunching
- Damp patches on chimney breasts
- Flashings pulling away from the stack
If you live in an older home near All Saints Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Choosing a roof surveyor
- Will they check the loft as well as the outside?
- Is VAT included in the price?
- Their report turnaround times
- Which parts of the roof they’ll actually see
When you need someone else
A survey is a careful look at the chimney stack, but it cannot do everything. Its limits include:
- Whether the flue is safe to use
- Gas safety checks, which need a Gas Safe registered engineer
- A structural engineer’s assessment
If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey. What a survey covers and does not.
