About our chimney survey in West Town

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We’ll tell you if we see anything that suggests they should take a look. We survey shared and party-wall stacks, flaunching and lead flashings, and common reasons people get in touch are redundant stacks capped without ventilation and staining on walls around the chimney.

Houses in smaller places like West Town can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

What a chimney survey looks like in West Town

West Town is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

For businesses in and around places such as The Bridge Shopping Centre, a roof report helps plan work around trading rather than after a leak. Historic houses such as Warblington Castle, about 3.9 miles north, show how far back building around West Town goes. On a period home nearby, the survey separates sound original work from tired later repairs.

West Town is about 1 mile west of South Hayling, in Hampshire. Wherever you are in West Town, we can carry out chimney surveys at your property, on a weekday, Saturday or Sunday. We cover towns and villages across Hampshire, from the larger towns to small villages.

What affects the cost of chimney surveys

A few things affect what a survey costs:

  • The height of the building and how the roof can safely be seen
  • The package you choose: Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets

Every price we give includes VAT, and the report is not charged as an extra. Chimney survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

You do not need to know any roofing terms. Just let us know:

  • Your timetable, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • Access details, like a loft hatch or a shared roof
  • The style of property, from a terrace to a block

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Leave it or get it looked at?

Most people never get a careful look at their chimney stacks. Problems frequently go unnoticed until damp appears inside. Surveying the stack now can catch problems first. Homes in smaller places like West Town can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

West Town questions

Can a landlord with a rental near Fratton station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Do you cover smaller places like West Town?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Do you need to go on the roof to check the chimney?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.

Do you need to get into the loft?

Normally, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What does a roof survey cost?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

How it works

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours for a house, while a commercial roof takes nearer three to four hours. Being in a smaller place like West Town does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Before we arrive

  • Let us know about parking near the property
  • Note where any stains or damp appear
  • Check we can get to the back of the property

Honest limits

In fairness, there are limits to any roof survey:

  • Whether a stack needs rebuilding on structural grounds
  • Hidden sides of a shared stack
  • Hidden damage within the stack

If in doubt, ring 07833 053749 or email us and we will suggest the right survey before you book. What a survey covers and doesn’t.

What this survey covers

  • Flaunching
  • Shared and party-wall stacks
  • Chimney breasts
  • Brick chimney stacks
  • Chimney pots and cowls
  • Lead flashings

Common roof problems in West Town

Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. Damp patches can appear on chimney breasts even when nothing is leaking.

Typical things we’re asked to look at include:

  • Frost-damaged brickwork on the stack
  • Disused chimneys trapping moisture
  • Damp patches on chimney breasts
  • Loose, cracked or missing pots

If you let a flat or house near Fratton station, a dated record of the roof is useful when planning maintenance across a let.

Before you book anyone

  • Which parts of the roof they’ll actually see
  • When you will get the report
  • What happens after the report arrives
  • Whether they hold professional indemnity and public liability insurance
