How a drone roof survey works in Brandfold

Tall, steep, large or fragile roofs can’t always be inspected up close. Our drone roof survey gets a camera close to them without anyone climbing. It shows coverings, ridges, chimneys, valleys and gutters clearly. The photos go into a written report. It also suits roofs that would be damaged by someone walking on them. Where a flight is not possible, we explain why. Common reasons to book are gaps where slates or tiles have gone and hidden gutters full of leaves, on tall and steep roofs, large and complex roofs and chimney stacks.

In a small place like Brandfold, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

How the survey changes by roof type

Flat roofs on tall buildings

The flat roof on top of a block is rarely looked at. From above, standing water, splits and tired upstands are clear.

Large commercial roofs

Older cement sheet roofs may contain asbestos. We flag it in the report so a specialist asbestos surveyor can check.

The survey, step by step

After the inspection, everything we found is written up in a report with photos. As for time on site, most surveys take an hour or two at a house, including the airspace and weather checks before take-off. In a hamlet or village like Brandfold, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start by making sure a drone flight makes sense for the roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. If the loft can be reached safely, it is checked too.
  5. Everything is written up, with the aerial photos and our advice.

Advice

Signs you need a drone roof survey in Brandfold

Many roofs are never seen properly from the ground. Rear slopes, valleys and the tops of chimneys are hidden. Faults there can go unnoticed for years.

Problems we come across often include:

  • Plant growth and moss on the roof
  • Ponding and splits on a high flat roof
  • Lifted or split lead flashings
  • Blocked valleys and parapet gutters

Historic houses such as Scotney Castle, about 3.5 miles south-west, show how far back building around Brandfold goes. A drone or thermal survey does not involve any work on the roof, which suits older buildings.

Before booking any roof surveyor

  • What exactly goes into their report
  • Are they insured for the work?
  • Whether any drone flown is registered with the CAA
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What a good roof survey covers

When you need someone else

It’s useful to know what a survey will not do before you book:

  • Structural calculations (that is a structural engineer’s job)
  • Anything inside the loft or under the coverings
  • Close-up photos of next door’s property

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

Airspace, weather and Brandfold roofs

Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

Take a building like Goudhurst and Kilndown Church of England Primary School: big roofs are where aerial photos and thermal images show the most at once. The streets around a church like St Mary's Church are often among the oldest in a place, and if your home is one of the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Brandfold questions

Are there drone restrictions around Brandfold?

That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

Will you come out to Brandfold?

Yes, Brandfold is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How fast do I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Will you walk on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

What’s the best way to book?

To book, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

What does the report include?

A written report with photos, covering the condition of the roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
