Gutter surveys in Brandfold

Gutter survey in Brandfold: what you get

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. Typical surveys look at leaks at the gutter joints and hoppers and outlets full of debris, across parapet and box gutters, eaves gutters and valley gutters.

Some older homes in villages like Brandfold are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What we do, step by step

We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Somewhere like Brandfold needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before the survey

  • Mention any parking restrictions on your street
  • If it is not your property yet, arrange access through the agent
  • Leave side gates unlocked

Advice

Different roofs, different checks

Box and secret gutters

Box and secret gutters often cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.

Cast iron gutters

A good many period homes still have cast iron rainwater goods. They last well when painted, but rust where the paint fails.

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Gutters out of sight from each safe vantage point
  • Confirming asbestos in older rainwater goods
  • Damage hidden inside walls or behind boards

If in doubt, call 07833 053749 or send us an email and we will suggest the right survey. The full list of what we check.

What we check

  • Fascias and soffits
  • Valley gutters
  • Downpipes
  • Eaves gutters
  • Parapet and box gutters
  • Outlets and hoppers

Common questions in Brandfold

Does a conservation area affect roof work in Brandfold?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Can a landlord with a rental near Marden station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or email us and tell us about the building.

Will you look at parapet and box gutters as well?

Yes, as far as they can safely be seen. We look from vantage points, the roof space and the roof itself where safe and a drone where it applies.

How much is a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, phone 07833 053749 or email us.

Can you tell me if my old gutters contain asbestos?

No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

What happens next?

We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Leave it or get it looked at?

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone will not solve it. A gutter survey helps rule the rainwater system in or out. Older cottages and farmhouses around Brandfold can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

To find out what your survey will cost, phone 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

What a gutter survey looks like in Brandfold

Historic houses such as Scotney Castle, about 3.5 miles south-west, show how far back building in the area around Brandfold goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building such as Goudhurst and Kilndown Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near St Mary's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Brandfold is about 8 miles east of Royal Tunbridge Wells, in Kent. Whether the building in Brandfold is a house, a flat or a commercial unit, we can survey the roof. Brandfold is one of the towns and villages in Kent where we work for gutter surveys. You can also see our page for Maidstone.

Common roof problems in Brandfold

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

These are some of the problems a survey can pick up:

  • Fascia boards damaged by overflowing water
  • Valley or box gutters that overflow inside
  • Brackets that have dropped or snapped
  • Choked outlets or hopper heads

If you let a flat or house near Marden station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Questions to ask before booking

  • Which viewpoints they use to see the roof
  • Are they insured for the work?
  • Whether any drone flown is registered with the CAA
