Independent gutter surveys in Smallbridge

Why get it checked now?

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now typically keeps the fix smaller. Around Smallbridge, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

All our prices include VAT. Prices start from £150, including VAT. You will know the price for your roof before you book.

What you get with us

  • CAA-registered drone operator (Flyer ID and Operator ID)

Gutter survey in Smallbridge

Gutters are usually fixed to fascia boards, so we check the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, but we flag anything that could contain it. Typical surveys look at hoppers and outlets full of debris and gutters packed with leaves or moss, across eaves gutters, downpipes and fascias and soffits.

In a village or hamlet like Smallbridge, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Checking the roof from ground level

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Check for spilling water in a downpour
  • Check downpipe clips are holding
  • Have gutters cleared at least once a year
  • Look for green streaks or damp patches on walls

You receive a photo-illustrated written report and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

What we look for on each type of roof

Box and secret gutters

Box gutters sit within the roof or behind a wall, so overflows can end up inside. We check them where they can be seen safely.

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.

Questions from Smallbridge

Does a conservation area affect roof work in Smallbridge?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Smallbridge?

Yes, Smallbridge is covered. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Will you check the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

How much is a gutter survey?

Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, call 07833 053749 or use the contact form.

Is a Saturday or Sunday visit possible?

Yes. Surveys are carried out on any day of the week. To find a day that suits, ring 07833 053749 or use the contact form.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

What happens after the survey?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Smallbridge homes and their roofs

About 2.4 miles south-west lies Scotney Castle, a reminder of how long the area around Smallbridge has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you let a flat or house near Marden station, a dated record of the roof is useful when planning maintenance across a let. If you live near a park such as The Gill, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Do you need a gutter survey in Smallbridge?

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up once the paint has worn away.

Problems we come across often include:

  • Valley or box gutters that overflow inside
  • Hoppers and outlets full of debris
  • Joints that drip after rain
  • Overflowing eaves gutters

Take an older house close to Church of St Margaret: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What’s in a roof survey

How the survey works

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Older rural homes like those around Smallbridge can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Before we arrive

  • Show us where any leaks or stains appear
  • Check the loft hatch can be reached
  • If the roof is shared, arrange access with whoever manages the building
