What we can’t see

To be straight with you, a roof survey has limits:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • A structural engineer’s assessment of the deck
  • A promise that the roof will not leak in future

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. The full list of what we check.

What this survey covers

  • Upstands and outlets
  • Felt flat roofs
  • Mastic asphalt
  • GRP fibreglass
  • EPDM rubber
  • Single-ply membranes

About our flat roof survey in Brandfold

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey felt flat roofs, GRP fibreglass and upstands and outlets, and common reasons people get in touch are failed seals around rooflight kerbs and splits and cracks in the covering.

Some older homes in villages like Brandfold are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

FAQs for Brandfold

Do you cover smaller places like Brandfold?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Brandfold listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What types of flat roof do you survey?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.

Will you walk on the flat roof?

It depends on what’s safe: on the roof where it is safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Can you test old roof sheets for asbestos?

We do not carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Do you look for flat roof leaks?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is looked at. If the cause cannot be seen, we’ll say so and suggest what would help.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What happens on the day

After the inspection, everything we found is written up in a report with photographs. As for time on site, most surveys take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older roofs in small places like Brandfold can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • Clear the way to the loft hatch
  • If it is not your property yet, arrange access through the agent
  • Make sure we can get to the back of the property

Advice

Flat roof surveys in Brandfold: local notes

With Scotney Castle about 3.5 miles south-west, Brandfold sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you look after a building like Goudhurst and Kilndown Church of England Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Marden station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you live in an older home near St Mary's Church, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Leave it or get it looked at?

For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. Our report gives you specific points to raise with the seller or agent. For an older or listed building in a place like Brandfold, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Clear roof outlets and gutters each autumn
  • File the paperwork for the roof and any repairs
  • Keep clear of rooflights and fragile roof sheets
  • Look for standing water a day after rain

If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.
