When to book a survey in Brookland

Height and steep pitches make close inspection risky. Three-storey houses, blocks of flats and tall commercial buildings are common examples. We fly from the ground and bring the camera close to the roof.

It is worth booking a survey if you’ve seen:

  • Ponding and splits on a high flat roof
  • Worn lead at chimneys and walls
  • Coverings that have slipped high up on the roof
  • Cracked flaunching or loose chimney pots

Take a building like Brookland Church of England Primary School: a drone or thermal camera can show a large roof in a single visit.

What a roof survey includes

Drone roof surveys for homes and businesses in Brookland

From the air, the outer surfaces are clear, but it can’t see inside. Where there is safe access, we look in the loft space too, since that is where leaks and condensation often show first. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. If there is no safe loft access, the report says so. If you’ve noticed cracked mortar along the ridge and tired mortar and pots at the top of a stack, a survey will tell you what’s going on, on tall and steep roofs, flat roofs on upper floors and large and complex roofs alike.

Some older homes in villages like Brookland are listed or in a conservation area. A look by drone or thermal camera does not touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The report records the roof as we found it on the day. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

What a survey costs

A few things affect what a survey costs:

  • The use of thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • How big the roof is

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the price for the job before booking.

Getting in touch

We will typically ask about:

  • Why you want a survey: buying, a leak, a storm or new work
  • What kind of property and roof it is
  • Your timetable, like an exchange date
  • Photos of the roof, taken safely from ground level or a window

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or use the contact form.

How the survey works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. Somewhere as small as Brookland, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We confirm whether a drone suits your roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. We fly over the roof, keeping the camera on the property we are surveying.
  4. If the loft can be reached safely, it is checked too.
  5. Everything is written up, with the aerial photos and our advice.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Gather any invoices or paperwork from past roof work
  • Check the loft hatch can be reached

Brookland: your questions answered

How do I find out if my home in Brookland is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you fly a drone over a roof in Brookland?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Is this an asbestos survey?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do you look in the roof space?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies.

Is Brookland in your area?

Yes. We cover Brookland and the rest of Kent, as part of our work across London and South East England. To book, phone 07833 053749 or drop us an email.

Flying and imaging in Brookland

Brookland lies within about 5 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. Before any flight, we check the Drone Safety Map for airspace restrictions.

If yours is one of the older homes in the streets near St Augustine's Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Brookland is about 10 miles south of Ashford, in Kent. We survey roofs in Brookland as part of our work across London and the South East. Brookland is one of the places in Kent we cover for drone roof surveys. You can also see our page for Canterbury.

Practical tips

From years of surveys, a few habits stand out:

  • Move stored items away from the hatch
  • Keep a clear space in the garden or drive for take-off
  • Book early if you are near an airport
  • Let neighbours know about the flight if your roof is shared

If you need work done, roofers can work from the photos. The photos show the location and extent of every problem, so their quotes cover the same ground.

After a storm, check from the garden and the street. Debris in the garden is a sign to act on. A drone survey can show what has shifted.

What we look for on each type of roof

Large commercial roofs

Many commercial roofs have fragile sheets or roof lights. A drone keeps everyone off them.

Valleys and parapet gutters

A butterfly roof drains to a central valley gutter. It’s almost impossible to see from ground level, but a drone shows it clearly.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
