Drone Roof Survey in Budds
Drone roof surveys in Budds, with over 20 years’ experience behind it. Every survey ends with a written report and photos.
- Cracked slates and tiles out of sight from below
- Cracked flaunching or loose chimney pots
- Cracked mortar along the ridge
What this survey can’t tell you
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- A flight where airspace permission is refused
- Neighbouring roofs the owner hasn’t asked us to survey
- A structural engineer’s report
If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

Drone roof surveys for homes and businesses in Budds
Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If permission isn’t given, we inspect by other means and explain why. Prison sites also have drone restriction zones. We survey fragile roofs, tall and steep roofs and flat roofs on upper floors, and people most often book us about coverings that have slipped high up on the roof and hidden gutters full of leaves.
Somewhere as small as Budds, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first, and the journey is planned in advance. Steep slopes and tall chimney stacks are where a close-up view adds the most.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

FAQs for Budds
Does a conservation area affect roof work in Budds?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Are there drone restrictions around Budds?
That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in strong wind or a downpour.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
What if it rains on the day?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.
Do you take photos of the roof?
Yes. The report includes photos of what we found.
What happens on the day
We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey normally takes about one to two hours for a house, and more on a big or complicated roof. Somewhere as small as Budds, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start with the address and what you’d like checked.
- We check the airspace and seek any permission needed.
- Before take-off, the wind, the weather and the launch spot are looked at.
- Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
- We email the report with close-up photos and recommendations.
How to prepare
- Leave side gates unlocked
- If the roof is shared, arrange access with whoever manages the building
- Keep pets out of the way during the survey

Advice
Why get it checked now?
Close-up photos make conversations with roofers clearer. They show the location and extent of each defect, which helps when you ask for quotes. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Prices start from £400, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

What we are asked to look at in Budds
Parapet gutters, box gutters and central valleys sit out of sight. Leaves, silt and plant growth build up unseen, until it causes a leak inside. From above, they’re easy to see.
Problems we come across often include:
- Moss and weeds taking hold up top
- Debris building up in hidden gutters
- Slates or tiles shifted by high winds
- Flashings that have come away
Ightham Mote, about 0.9 miles north-east, is one of the historic houses in the wider area around Budds. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition.
Choosing a roof surveyor
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What insurance they carry
- How soon the report will arrive
- Will the report include photos?

Drone roof surveys in Budds: local notes
Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.
If you own one of the older houses in the streets near Church of St Giles, thin or patchy insulation under an old roof often shows up clearly on a thermal image. For site and facilities teams at buildings such as Shipbourne School, a drone or thermal camera can show a large roof in a single visit.

Tips from our surveys
Here are a few things we’d tell any owner:
- Make sure there is room outside for the drone to take off
- Book early if you are near an airport
- Let us know about any leaks or concerns
- Move stored items away from the hatch
We email the report to you, with close-up photos from the flight. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.
Do not block the vents at the eaves. Poor airflow lets condensation build up. Keep insulation clear of the eaves.
Different roofs, different checks
Valleys and parapet gutters
Hidden gutters and valleys sit out of sight. From above, we can see the linings, the joints and any debris.
Large commercial roofs
Big roofs on offices, warehouses and units take time to inspect. A drone photographs the whole surface methodically, so nothing is skipped.
