Granborough Drone Roof Survey

We take a careful look at the roof at your property in Granborough, and put it all in a photo-illustrated written report.

  • Blocked valleys and parapet gutters
  • Standing water on a flat roof
  • Tired mortar and pots at the top of a stack

How the survey works

Once we have finished looking, we write up our findings as a written report with photographs. As for time on site, most surveys take about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Somewhere as small as Granborough, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You give us the address and tell us about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. Before take-off, the wind, the weather and the launch spot are checked.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. The findings, photos and recommendations reach you by email.

Drone roof survey in Granborough

They suit tall buildings, steep or large roofs and roofs that are hard to see from the ground. They’re useful where walking on the roof could damage it or isn’t safe, such as old slate, clay tiles or cement sheets. You get close-up views without anyone setting foot on the roof. Ahead of the visit, we check the address for any airspace restrictions that apply. We will tell you if another approach would work better. If you’re worried about tired mortar and pots at the top of a stack and hidden gutters full of leaves, a survey will tell you what’s going on.

Older buildings in small places like Granborough may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

Granborough questions

Do you cover smaller places like Granborough?

Yes. Granborough is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Are there drone restrictions around Granborough?

The answer turns on the exact location and the conditions on the day. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone can’t fly safely in strong wind or a downpour.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you climb onto every roof?

Only where it’s safe to do so. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Does the report include photos?

Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.

Checking the roof from the ground

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Surveys for landlords and agents in Granborough

Any of our surveys can be booked by landlords, agents and building managers in Granborough. To discuss a property or a block, ring 07833 053749 or email us.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

When to book a survey in Granborough

Many roofs are never seen properly from the ground. You can’t see the back slope, the valleys or the chimney tops. Problems in those places frequently go unseen until they leak.

Things that often lead to a survey include:

  • Cracked slates and tiles out of sight from below
  • Eroded pointing on a chimney stack
  • Moss building up on slopes and in gutters
  • Storm damage on steep or tall roofs

If you look after a building such as Sir Thomas Fremantle School, big roofs are where photos from the air and thermal images show the most at once.

Before you book any roof surveyor

  • Will they check the loft as well as the outside?
  • Whether any drone flown is registered with the CAA
  • Their insurance cover
  • Whether VAT is added on top

What’s in a roof survey

How the survey changes by roof type

Valleys and parapet gutters

A butterfly roof drains to a central valley gutter. You cannot see it from the street at all, but it is plain to see from the air.

Flat roofs on tall buildings

Felt frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. Photos show how the covering is wearing.

What a drone roof survey looks like in Granborough

About 2.9 miles west lies Claydon House, a reminder of how long the area around Granborough has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Steep or complicated roofs are frequently hard to see from the ground, which is where photos from the air and thermal images help.

Take an older house close to Church of St John the Baptist: thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.
