About our drone roof survey in Itchen Stoke

Some roofs are hard or unsafe to reach. A drone takes close-up photos of those roofs from the air. It shows coverings, ridges, chimneys, valleys and gutters clearly. The photos go into a written report. It’s also a good option where walking on the roof could break slates or tiles. If we cannot fly, we tell you why. We survey chimney stacks, fragile roofs and large and complex roofs, and common reasons people get in touch are standing water on a flat roof and tired mortar and pots at the top of a stack.

Somewhere as small as Itchen Stoke, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first, and the journey is planned in advance. Steep slopes and tall chimney stacks are where a close-up view adds the most.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What we look for on each type of roof

Steep slate and tile slopes

Widespread slipping on slate typically means nail fatigue. Close-up photos show how widespread it is.

Flat roofs on tall buildings

Felt frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We record the signs of age we can see.

Itchen Stoke questions

How do I find out if my home in Itchen Stoke is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you fly a drone over a roof in Itchen Stoke?

That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

What does a roof survey cost?

Our price is from £400, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers, and it does not include calculations. We will recommend an engineer if we see signs that call for one.

Is this an asbestos survey?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.

Tips from our surveys

You don’t need to be a roofer to help. What helps most:

  • Shut pets inside while we fly
  • Tell us the exact address when you book
  • Be ready to move the date if the weather turns
  • Mention anything you’ve noticed on the roof

There is a follow-up after 12 months with the Premium Survey. It helps you see how the roof has changed over the year.

After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone can show exactly what has moved.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Landlords, agents and block managers in Itchen Stoke

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

What affects the cost of drone roof surveys

Prices vary from roof to roof, for these reasons:

  • If the survey needs thermal imaging or a drone
  • Commercial roofs and larger buildings
  • The shape of the roof and its details
  • The package you choose: Basic, Standard or Premium

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What we need to know

Before you get in touch, it helps to have:

  • Your timetable, such as an exchange date
  • Any photos you have, taken from the ground or a window
  • The reason for the survey, like buying, a leak or storm damage
  • The type of building and roof, such as pitched or flat

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or send us an email.

What we do, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about one to two hours at a house, including the airspace and weather checks before take-off. Older roofs in small places like Itchen Stoke can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. We email the report with close-up photos and recommendations.

How to prepare

  • Keep pets inside or away from the areas we’re looking at
  • Unlock side gates and any roof access doors
  • If you are buying, check with the agent that we can get in

Drone roof surveys around Itchen Stoke

With Hinton Ampner House about 4 miles south-east, Itchen Stoke sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.

For site and facilities teams at buildings such as Perins School, a view from above covers a wide roof far faster than walking it. For an older house near a landmark such as St Mary's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
