Drone roof surveys in Kingston

What we look for on each type of roof

Steep slate and tile slopes

Steep slopes are hard to inspect safely on foot. A drone photographs them closely from a safe position, showing slipped, cracked and missing pieces.

Chimney stacks

The drone shows the outside of the stack, and it is not a flue or gas safety check. If the flue needs a specialist, we will tell you.

How a drone roof survey works in Kingston

A drone shows the outside of a roof very well, but it cannot see under the coverings or into the loft. Where there’s safe access, we look in the loft space too, since that is where leaks and condensation often show first. Inside and out together tell you far more. Your report shows the drone photos alongside what we saw in the loft. If there is no safe loft access, the report says so. If you’ve noticed tired mortar and pots at the top of a stack and plant growth and moss on the roof, a survey will tell you what’s going on, on large and complex roofs, chimney stacks and tall and steep roofs alike.

Older cottages and houses around Kingston may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What a drone roof survey does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Roofs and gardens beyond the one we’re surveying
  • Flights in high wind or heavy rain
  • A flight where airspace permission is refused

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey before you book. The full list of what we check.

What we look at

  • Tall and steep roofs
  • Flat roofs on upper floors
  • Large and complex roofs
  • Fragile roofs
  • Chimney stacks
  • Valleys and parapet gutters

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. Homes around Kingston often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. First, we check the address for flight restrictions.
  2. If permission is needed, we ask for it before the visit.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. We email a written report with the photographs and our recommendations.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Dig out any old roof reports or invoices
  • If you’re buying, let the agent know when we’re coming

How to book

Drone roof surveys around Kingston

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help. The wider area around Kingston has a long history of building, with Bletchley Park about 3.6 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a shop, office or commercial unit, for instance near Central Milton Keynes Shopping Centre, big, flat commercial roofs are where close-up aerial shots and thermal images help most. Take a building like Monkston Primary School: a drone or thermal camera can show a large roof in a single visit. Take an older house close to Church of St Mary: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Clear a spot on the drive or lawn
  • Allow for a change of day in poor weather
  • Expect a little longer if permission is needed
  • Clear the loft hatch so we can check inside too

Your report arrives by email, with close-up photographs from the flight. Each finding is explained in plain words, with recommendations prioritised by urgency where relevant.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. The underside often shows problems before the outside does. Take photos of any changes.

Common questions in Kingston

Does a conservation area affect roof work in Kingston?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is drone flying allowed in Kingston?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first. Strong wind or heavy rain also stops a small drone flying.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What does the report include?

Written findings with photos, explaining the condition of the roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

How experienced are you?

More than 5,000 surveys over 20+ years.

What happens after the survey?

You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Why get it checked now?

A drone record gives you a baseline. Comparing them with later photos shows what has changed. It helps when you plan ahead. With lower homes, common in places like Kingston, there is little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the price for your roof before booking.
