Lillingstone Lovell questions

Does a conservation area affect roof work in Lillingstone Lovell?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you fly a drone over a roof in Lillingstone Lovell?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first. A small drone can’t fly safely in high wind or heavy rain.

How much is a survey?

Prices start from £400, including VAT. You will know the exact price before booking, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or drop us an email.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.

How long does the survey take?

Expect it to take roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. The written report follows by email, on the timescale of your package.

How a drone roof survey works in Lillingstone Lovell

Before any flight, we check the airspace. Near protected airports like Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Central London has restricted areas of its own, which need NATS permission. If permission isn’t given, we inspect by other means and tell you. Prisons have their own drone restriction zones too. We’re often asked to look into moss and weeds taking hold up top and blistered or cracked flat roof coverings, on valleys and parapet gutters, chimney stacks and fragile roofs.

Older buildings in small places like Lillingstone Lovell may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Allow for a change of day in poor weather
  • Let us know about any leaks or concerns
  • Move stored items away from the hatch
  • Share the postcode so we can check for restrictions

Premium also includes a 12-month follow-up. It shows whether anything has moved or worn since the first visit.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. On tall buildings, use a professional with the right access equipment. Blocked hidden gutters cause many leaks.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take about 1–2 hours at a house, including the airspace and weather checks before take-off. Older roofs in small places like Lillingstone Lovell can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start by checking the airspace and any restrictions at your address.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. On the day, we check the weather and the site before flying.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. We email a written report with the photographs and our recommendations.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Have any paperwork from past roof work to hand
  • Let us know about parking near the property

Advice

Different roofs, different checks

Ridges and hips

Some ridges are fixed with mortar, others with dry-fix systems. We record what we see of their condition.

Chimney stacks

Chimney tops are hard to see from ground level. Close-up photos show the pots, flaunching, pointing and flashings.

Do you need a drone roof survey in Lillingstone Lovell?

The top of a stack is the most exposed part of many roofs. Cracked flaunching, loose pots and eroded pointing are frequently invisible from below. A drone gets close enough to see them in detail.

Signs worth acting on include:

  • Cracked slates and tiles out of sight from below
  • Outlets choked with leaves and silt
  • Ponding and splits on a high flat roof
  • Ridge and hip pieces working loose

For an older house near a landmark such as Church of St Mary, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What to check before booking

  • Whether the price includes VAT
  • What they will not be able to tell you
  • Whether the inside of the roof is included
  • Which viewpoints they use to see the roof

What to expect from a roof survey

Flying and imaging in Lillingstone Lovell

Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Steep or complicated roofs are often hard to see from the ground, which is where close-up aerial shots and thermal images help. Historic houses such as Stowe House, about 3 miles south-west, show how far back building in the area around Lillingstone Lovell goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which can make access easier.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

What this survey cannot tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • What’s under the slates, tiles or felt
  • Whether the roof structure meets design loads
  • A flight on a day when the weather isn’t safe

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and does not.
