How a drone roof survey works in Pembury

Some roofs are hard or unsafe to reach. A drone takes close-up photos of those roofs from the air. It shows coverings, ridges, chimneys, valleys and gutters clearly, including slopes that can’t be seen from the street. The photos go into a written report. It also suits roofs that would be damaged by someone walking on them. If we can’t fly, we tell you why. We survey chimney stacks, fragile roofs and tall and steep roofs, and common reasons people get in touch are ridge pieces that have lifted and storm damage on steep or tall roofs.

In smaller places like Pembury, many homes are bungalows and houses with roofs you can partly see from ground level. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day. Close-up images frequently show wear on ridges, verges and flashings that cannot be judged properly from ground level.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.

Freeholders and residents’ companies use a roof report to plan and budget.

DIY checks: what’s safe

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

For businesses in and around places such as Royal Victoria Place, large commercial roofs are frequently easiest to see from above or with a thermal imager. For site and facilities teams at buildings such as Pembury School, thermal images can show where wet insulation sits under a big flat roof. The streets around a church such as Upper Church of St Peter are often among the oldest in a place, and if yours is one of the older homes nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What happens on the day

Every roof is different, but as a rough guide the survey takes an hour or two on an ordinary house, and longer for a large or complex roof. You’re welcome to ask questions while we are there. Some parts of a survey depend on the weather, so a visit to Pembury is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. First, we check whether a drone is the right tool.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. If the loft can be reached safely, it is checked too.
  5. Everything is written up, with the aerial photos and our advice.

How we price drone roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • If the survey needs thermal imaging or a drone
  • The roof’s overall size
  • House, block, shop or office
  • Height and safe access

Our price is from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What to let us know when you get in touch

There’s no need for technical words. Just tell us:

  • Dates you’re working to, such as exchange
  • Access details, such as a loft hatch or a shared roof
  • Where the property is, with the postcode
  • Any marks or damp showing indoors

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

How the survey changes by roof type

Ridges and hips

The ridge takes wind from both sides. A drone shows cracked mortar and loose ridge tiles.

Large commercial roofs

Cement sheet roofs on buildings from before 2000 may contain asbestos. We don’t test for it, but we flag it and recommend a specialist asbestos surveyor.

Your questions about drone roof surveys in Pembury

Is Pembury within the area you cover?

Yes. Pembury is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in Pembury is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will the drone film my neighbours?

No, the camera is kept on your roof. Next door’s windows and gardens are kept out of shot as far as possible, and flights are kept short. A quick word with the neighbours is a good idea.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Do you take photos of the roof?

Yes. The report includes photos of what we found.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

When you need someone else

It helps to know what a survey won’t do before booking:

  • A flight where airspace permission is refused
  • What’s under the slates, tiles or felt
  • A flight on a day when the weather is not safe

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.
