Drone roof surveys for homes and businesses in Colt's Hill

Our price is from £400, including VAT. A drone inspection, where it applies, is also part of our Premium Survey, with a same-day report, structural analysis and an in-person consultation. It also includes a follow-up after 12 months. We’ll tell you if a drone isn’t the right tool for your roof. Every drone survey comes with a written report and close-up photos. We survey fragile roofs, flat roofs on upper floors and tall and steep roofs, and common reasons people get in touch are moss building up on slopes and in gutters and coverings that have slipped high up on the roof.

Older buildings in small places like Colt's Hill may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Leave it or get it looked at?

Close-up photos make conversations with roofers clearer. You can show exactly where the problem is, which helps when you ask for quotes. In a small place like Colt's Hill, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Drone roof survey starts from £400, including VAT.

Drone roof surveys around Colt's Hill

Before any flight, we check the Drone Safety Map for airspace restrictions. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

The streets around a church such as Five Oak Green Church are often among the oldest in a place, and if your house is among the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Common questions in Colt's Hill

Is Colt's Hill within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you fly a drone over a roof in Colt's Hill?

That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone cannot fly safely in strong wind or a downpour.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.

Do you look in the loft space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What will the report tell me?

Written findings with photographs, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Signs you need a drone roof survey in Colt's Hill

Strong winds can lift slates, tiles and ridge pieces. Damage on a high or steep roof is hard to judge from the garden. Close-up photos make it clear what has been disturbed.

Most people get in touch when they’ve noticed one of these:

  • Blocked valleys and parapet gutters
  • Slipped or missing slates on a high roof
  • Worn lead at chimneys and walls
  • Flat roofs on upper floors that hold water

If you look after a building like Capel Primary School, big roofs are where photos from the air and thermal images show the most at once.

Choosing a roof surveyor

  • What exactly goes into their report
  • Which viewpoints they use to see the roof
  • What they won’t be able to tell you
  • What insurance they carry

What to expect from a roof survey

When you need someone else

In fairness, a roof survey has limits:

  • Structural calculations (that’s a structural engineer’s job)
  • Neighbouring roofs the owner hasn’t asked us to survey
  • A flight on a day when the weather isn’t safe

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Tall and steep roofs
  • Fragile roofs
  • Large and complex roofs
  • Valleys and parapet gutters
  • Chimney stacks
  • Flat roofs on upper floors

How it works

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Older roofs in small places like Colt's Hill can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start by checking the airspace and any restrictions at your address.
  2. If permission is needed, we ask for it ahead of the visit.
  3. On the day, we check the weather and the site before flying.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. Your report arrives by email, with close-up photos and recommendations.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Keep pets inside or away from the areas we are looking at
  • If it is not your property yet, arrange access through the agent

What you can safely check yourself

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Tips from our surveys

There’s plenty you can do without going near the roof. What helps most:

  • Keep dogs indoors during the visit
  • Move stored items away from the hatch
  • Let us know what you want to see
  • A word with neighbours beforehand helps

The Premium Survey report comes the same day. It includes the drone photos where a flight was possible, alongside the other checks in the package.

Plan a drone survey every few years for tall or large roofs. Regular photos make changes easy to spot, and early repairs keep water out.
