Drone roof surveys in Rhodes Minnis: local notes
Rhodes Minnis lies within about 5 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help.
Historic houses like Acrise Place, about 2.6 miles east, show how far back building around Rhodes Minnis goes. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition.

Drone roof survey in Rhodes Minnis
We carry out drone roof surveys in Rhodes Minnis and across London and South East England, where the airspace and the weather allow. Flights take place on weekdays and at weekends. We check the airspace for your address before booking a flight. You get a written report with close-up photographs and recommendations. To ask whether a drone survey suits your roof, phone 07833 053749 or use the contact form with the address. We survey large and complex roofs, tall and steep roofs and fragile roofs, and the problems we’re asked to look at most are cracked flaunching or loose chimney pots and plant growth and moss on the roof.
Older buildings in small places like Rhodes Minnis may be listed or in a conservation area. A look by drone or thermal camera does not touch the roof, so it is a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

Checking the roof from ground level
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
Rhodes Minnis: your questions answered
Do you cover smaller places like Rhodes Minnis?
Yes, Rhodes Minnis is covered. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you fly a drone over a roof in Rhodes Minnis?
That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.
Does the weather affect the survey?
Light rain does not normally stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
What’s in the report?
It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put in order of urgency where relevant.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey usually takes an hour or two for most houses; commercial roofs usually need 3–4 hours. For a village or hamlet like Rhodes Minnis, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- You give us the address and tell us about the roof.
- We check the airspace and seek any permission needed.
- Before take-off, the wind, the weather and the launch spot are looked at.
- The drone photographs the roof closely, kept in sight throughout.
- The findings, photos and recommendations reach you by email.
How to prepare
- Leave side gates unlocked
- Tell us about parking before the day
- Keep pets out of the way during the survey

Most bookings start with a short call: call 07833 053749 or use the contact form. You will have a price before anything is arranged.
Advice
How we price drone roof surveys
When we price a survey, we consider:
- Chimneys, valleys, parapets and other details
- Any need for thermal images or a drone flight
- Basic, Standard or Premium
- Whether it’s a home or a commercial building
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you need to know.
Booking your survey
Here’s what helps us most when you get in touch:
- The type of building and roof, such as pitched or flat
- Pictures from the garden or a window, if you have them
- Whether there is a loft hatch, a shared roof or tricky access
- Any stains, drips or damp patches you’ve seen indoors
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.
What else we do in Rhodes Minnis
What we are asked to look at in Rhodes Minnis
Parapet gutters, box gutters and central valleys sit out of sight. Leaves, silt and plant growth build up unseen, until water overflows inside. A drone shows them clearly from above.
A survey makes sense if you’ve noticed:
- Loose ridge and hip tiles
- Flashings that have come away
- Gaps where slates or tiles have gone
- Blistered or cracked flat roof coverings
Whatever the street in Rhodes Minnis, a roof costs least to look after when faults are caught early.
Before you book any roof surveyor
- Whether VAT is in the quoted price
- Which limits apply to the survey
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- What the report includes, and whether it has photographs
How the survey changes by roof type
Ridges and hips
Ridges and hips are the most exposed parts of a pitched roof. From above, we can see loose ridges and missing mortar.
Steep slate and tile slopes
Steep roofs are risky to walk on. A drone photographs them closely from a safe position.
Tips from our surveys
Some practical points come up on survey after survey. They apply to most roofs:
- Keep pets indoors during the flight
- Mention anything you’ve noticed on the roof
- Be ready to move the date if the weather turns
- Clear a spot on the drive or lawn
With the Premium Survey, the report arrives the same day. Drone photos are included where we could fly, alongside the other checks in the package.
Every so often, look in the loft space with a torch, keeping to boarded areas. A drone sees the outside, but the loft shows leaks and condensation from below. Photograph anything new.
