What we can’t see

A survey is a careful look at the roof, but it can’t do everything. Its limits include:

  • Flights in strong wind or a downpour
  • Flights in a restricted zone without permission
  • Anything inside the loft or under the coverings

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.

Drone roof surveys for homes and businesses in South Down

Some roofs are hard or unsafe to reach. A drone takes close-up photos of those roofs from the air. It shows coverings, ridges, chimneys, valleys and gutters clearly. The photos go into a written report. It is also a good option where walking on the roof could break slates or tiles. Where a flight isn’t possible, we explain why. We are frequently asked to look into chimney tops in poor condition and flashings that have come away, on valleys and parapet gutters, large and complex roofs and tall and steep roofs.

In a small place like South Down, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Airspace, weather and South Down roofs

South Down is about 1 mile from the edge of the flight restriction zone around Southampton Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

Take a building like Twyford St Mary's Church of England Primary School: thermal images can show where wet insulation sits under a big flat roof. If you live in an older home near Church of All Saints, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.

South Down is about 3 miles north-east of Chandler's Ford, in Hampshire. Wherever you are in South Down, we can come and survey your property, on a weekday, Saturday or Sunday. Our Hampshire coverage includes South Down and the places around it. Our Southampton page covers surveys nearby.

Surveys in SO21 work the same way as everywhere else we cover. We cover properties on Cross Way, Fairfield Road and Grove Road and the roads around them. If you are just outside South Down, we cover Compton (1 mile north), Otterbourne (1 mile south-west), Shawford (1 mile north-east), Twyford (1 mile east) and Oliver's Battery (2 miles north). Larger places within reach include Winchester (3 miles north), Eastleigh (3 miles south), Fareham (13 miles south-east), Andover (15 miles north-west), Totton (10 miles south-west) and Chandler's Ford (3 miles south-west).

The countryside around South Down includes Twyford Down and Shawford Down.

How it works

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, from the ground, from windows, in the roof space and by drone where applicable. Most surveys take about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. For a village or hamlet like South Down, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. Before take-off, the wind, the weather and the launch spot are looked at.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. You receive a written report with the photos and our recommendations.

Common questions in South Down

Will you come out to South Down?

Yes, South Down is on our map. Villages and rural addresses get the same survey as a town house.

Is drone flying allowed in South Down?

The answer turns on the exact location and the conditions on the day. South Down is about 1 mile from the edge of the flight restriction zone around Southampton Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The flight also waits for calm, dry weather.

What does a roof survey cost?

Drone roof survey starts from £400, including VAT. We confirm the price for your roof before you book. For a price, ring 07833 053749 or drop us an email.

Will you walk on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable.

What happens after the survey?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Checking the roof from the ground

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

What affects the price in South Down

Not every roof costs the same to survey, and it comes down to:

  • Building height and the viewpoints available
  • Basic, Standard or Premium
  • Roof area
  • The type of building, from a house to a block or an office

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for your roof before booking.

What we need to know

To price your survey accurately, we’ll ask about:

  • Anything about access we should know
  • Pictures from the garden or a window, if you have them
  • Any marks or damp showing indoors
  • The type of building and roof, such as pitched or flat

Getting a price is simple: just ring 07833 053749 or use the contact form and give us some details about the property and we will explain which survey suits. The price is agreed up front.

Leave it or get it looked at?

Photographing a roof from the air does not touch it. Fragile slates and tiles stay as they are, so you see the roof exactly as it is. In a small place like South Down, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
