Do you need a drone roof survey in Steventon?

The top of a stack is the most exposed part of many roofs. Cracked flaunching, loose pots and eroded pointing are frequently invisible from below. A drone gets close enough to see them in detail.

Most people get in touch when they’ve noticed one of these:

  • Ponding and splits on a high flat roof
  • Vegetation in valleys and gutters
  • Lead work pulling away at abutments
  • Chimney tops in poor condition

If you look after a building such as St Michael's Church of England Primary School, a drone or thermal camera can show a large roof in a single visit.

  • What they won’t be able to tell you
  • Whether the inside of the roof is included

What to expect from a roof survey

Drone roof surveys for homes and businesses in Steventon

We fly a sub-250g drone, and we are a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Airspace and weather are checked before every flight. Safety comes first on every visit. We’re frequently asked to look into lifted or split lead flashings and outlets choked with leaves and silt, across fragile roofs, tall and steep roofs and valleys and parapet gutters.

Older buildings in small places like Steventon may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Your questions about drone roof surveys in Steventon

Do you cover smaller places like Steventon?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Can you fly a drone over a roof in Steventon?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Do you survey on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

What’s the best way to book?

The quickest way is to ring 07833 053749 or send us an email. Give us the address and some details about the roof. We survey on weekdays, Saturdays and Sundays.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Why it is worth a survey now in Steventon

Faults on high roofs tend to be found late. By then, timbers, ceilings and insulation may be wet. Looking from above picks up the early signs. In a small place like Steventon, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about one to two hours at a house, including the airspace and weather checks before take-off. Rural addresses near Steventon can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start by making sure a drone flight makes sense for the roof.
  2. We agree a date, including weekends, subject to the weather.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. If the loft can be reached safely, it is checked too.
  5. The report sets out what we found, with photos and recommendations.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered
  • Make sure we can get to the back of the property

Arrange a survey

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

Airspace, weather and Steventon roofs

Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

If you own one of the older houses in the streets near Church of St Michael and All Angels, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

How we price drone roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight
  • The package you choose: Basic, Standard or Premium
  • Height and safe access

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

Helping us price your survey

We’ll typically ask about:

  • Dates you’re working to, such as exchange
  • Where the property is, with the postcode
  • What’s prompted the survey
  • Where water is showing inside, if it is

Unsure which package suits your roof? It is easiest to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will explain the options and the price.

Roof by roof

Large commercial roofs

Big roofs on offices, warehouses and units take time to inspect. The drone covers the roof area by area, so nothing is skipped.

Chimney stacks

Our drone check of a chimney is visual, not a flue, gas or sweep inspection. If the flue needs a specialist, we will tell you.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
