Drone roof survey in Stocks Green: what you get

Before any flight, we check the airspace. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Central London has restricted areas of its own, which need NATS permission. If permission is not given, we inspect by other means and explain why. Prisons have their own drone restriction zones too. We’re often asked to look into tired mortar and pots at the top of a stack and loose ridge and hip tiles, across chimney stacks, fragile roofs and valleys and parapet gutters.

Villages like Stocks Green often stand in open country, where wind can be strong. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Signs you need a drone roof survey in Stocks Green

Parapet gutters, box gutters and central valleys sit out of sight. Leaves, silt and plant growth build up unseen, until water overflows inside. From above, they’re easy to see.

Here are some of the things we see often:

  • Ridge and hip pieces working loose
  • Wind damage high on the roof
  • Worn lead at chimneys and walls
  • Flat roofs on upper floors that hold water

Take a building like Hildenborough Church of England Primary School: thermal images can show where wet insulation sits under a big flat roof.

Choosing a roof surveyor

  • What the survey will not cover
  • What experience they bring
  • Whether they hold professional indemnity and public liability insurance
  • What the report includes, and whether it has photos

What’s in a roof survey

DIY checks: what’s safe

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Questions from Stocks Green

Will you come out to Stocks Green?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Can you fly a drone over a roof in Stocks Green?

Usually it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

Do you look in the loft space?

Usually, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

What happens after the survey?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How long will you be at the property?

It typically takes between one and two hours at a house, including the airspace and weather checks before take-off. We’ll confirm the timing as you book.

When you need someone else

A survey is a proper look at the roof, but it can’t do everything. Its limits include:

  • Close-up photos of next door’s property
  • Anything inside the loft or under the coverings
  • A flight on a day when the weather is not safe

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before booking. What a survey covers and does not.

What we check

  • Valleys and parapet gutters
  • Fragile roofs
  • Tall and steep roofs
  • Chimney stacks
  • Flat roofs on upper floors
  • Large and complex roofs

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Older roofs in small places like Stocks Green can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with the address and what you’d like checked.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. You receive a written report with the photos and our recommendations.

Before we arrive

  • Keep pets in another room
  • Jot down any questions you want answered
  • Dig out any old roof reports or invoices

What affects the cost of drone roof surveys

Several things affect the price of a survey:

  • Whether it is a home or a commercial building
  • How many separate roofs there are, such as extensions, dormers and garages
  • The size of the roof
  • The use of thermal imaging or a drone

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £400, including VAT.

Airspace, weather and Stocks Green roofs

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Penshurst Place, about 3.2 miles south-west, is one of the historic houses in the wider area around Stocks Green. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. Take an older house close to Parish Church of St John: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.
