Drone roof survey in Stoke Lyne
Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They also suit fragile roofs that nobody should walk on, like old slate, clay tiles or cement sheets. The roof is photographed without being disturbed. Before the visit, we check the address for any airspace restrictions that apply. If a drone isn’t the right tool, we will say so. Common reasons to book are loose ridge and hip tiles and chimney tops in poor condition, on chimney stacks, valleys and parapet gutters and flat roofs on upper floors.
Some older homes in villages like Stoke Lyne are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Flying in a flight restriction zone without the airport’s permission
- The underside of the roof (that needs an inside check)
- A structural engineer’s report
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

Drone roof surveys around Stoke Lyne
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Steep or complicated roofs are frequently hard to see from ground level, which is where aerial photos and thermal images help.
If you live in an older home near Church of St Peter, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For any home in Stoke Lyne, it is the small, early fault that is cheapest to put right.

Leave it or get it looked at?
Leaving a slipped slate or a blocked valley can turn a small fault into a leak. Spotting them early keeps the work smaller, whatever height the roof is. For older village homes like those around Stoke Lyne, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

Before and after the survey
You don’t need to be a roofer to help. What helps most:
- Give us the full address so we can check the airspace
- Check the loft can be reached
- Let us know what you want to see
- Clear a spot on the drive or lawn
There’s a follow-up after 12 months with the Premium Survey. It shows whether anything has moved or worn since the first visit, and whether work has done its job.
Don’t block the vents at the eaves. Poor airflow lets condensation build up, and it’s something only an inside check will show. Keep insulation clear of the eaves.
What we do, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes between one and two hours at a house, including the airspace and weather checks before take-off. Older rural homes like those around Stoke Lyne can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start by checking the airspace and any restrictions at your address.
- We arrange any permission that is needed before we fly.
- We assess the wind, the weather and the surroundings before take-off.
- We fly the drone close to the roof to photograph it in detail, always in sight.
- Your report arrives by email, with close-up photos and recommendations.
Before we arrive
- Let us know about parking near the property
- If you’re buying, check with the agent that we can get in
- Have any paperwork from past roof work to hand
Getting a price

Advice
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Stoke Lyne questions
Is my home in Stoke Lyne listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Are there drone restrictions around Stoke Lyne?
Normally it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first. Strong wind or a downpour also stops a small drone flying.
What happens next?
You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.
Do you cover Stoke Lyne?
Yes. Our area covers London and South East England, and that includes Stoke Lyne.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we’ll agree the details as you book.
How long is the visit?
It usually takes about one to two hours on an ordinary house, and more on a big or complicated roof. We will confirm the timing when booking.
Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.
