About our drone roof survey in Tangley
Before any flight, we check the airspace. Near protected airports such as Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Parts of central London have restricted areas too, where NATS permission is needed. If permission isn’t given, we inspect by other means and explain why. Prison sites also have drone restriction zones. If you are worried about slipped or missing slates on a high roof and blistered or cracked flat roof coverings, we can find out what’s behind it, on fragile roofs, tall and steep roofs and flat roofs on upper floors alike.
Some older homes in villages like Tangley are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What happens on the day
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Older roofs in small places like Tangley can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- We start with the address and what you’d like checked.
- Airspace restrictions are checked and permission sought where needed.
- On the day, we check the wind, weather and site before flying.
- We fly the sub-250g drone close to the roof and photograph each area.
- You receive a written report with the photos and our recommendations.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Show us where any leaks or stains appear
- Check pets are kept safely away

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Leave it or get it looked at?

Older and listed buildings around Tangley may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
How the survey changes by roof type
Flat roofs on tall buildings
The flat roof on top of a block is rarely looked at. A drone shows ponding, splits, blisters and worn upstands.
Ridges and hips
Ridges and hips are the most exposed parts of a pitched roof. From above, we can see loose ridges and missing mortar.
Your questions about drone roof surveys in Tangley
How do I find out if my home in Tangley is listed?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Are there drone restrictions around Tangley?
It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.
Is this a RICS survey?
No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
How do I book a survey in Tangley?
Just phone 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
Do you look in the loft space?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
