How a drone roof survey works in Winchmore Hill
Our drone weighs under 250g, and we are a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Before every flight, we check the airspace and the weather. Safety comes first on every visit. We survey valleys and parapet gutters, chimney stacks and flat roofs on upper floors, and people most frequently book us about cracked mortar along the ridge and flashings that have come away.
In a village or hamlet like Winchmore Hill, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are looked at ahead of the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.
The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

What a survey costs
All our prices include VAT. What changes the price is:
- How complicated the roof is, with its valleys, chimneys and parapets
- Extra roofs, like extensions, dormers or garages
- Whether thermal imaging or a drone is needed
- Commercial roofs and larger buildings
Prices start from £400, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.
Booking your survey
We will usually ask about:
- The type of building and roof, such as pitched or flat
- Any marks or damp showing indoors
- Your timetable, such as an exchange date
- Pictures of the roof from a safe spot, if you have them
Every survey is priced before it is booked, so you know the cost up front. Our price is from £400, including VAT. To book, ring 07833 053749 or send us an email.
Winchmore Hill questions
Is my home in Winchmore Hill listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Are there drone restrictions around Winchmore Hill?
That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.
Do you carry out surveys on Saturdays and Sundays?
Surveys run on weekdays and at weekends. To arrange a date, phone 07833 053749 or drop us an email.
Does the report include photos?
Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.
Can you give me structural calculations?
No. We’re roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
How much is a survey?
Our price is from £400, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
For landlords and managing agents
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
Tips from our surveys
Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Some tips:
- Mention anything you’ve noticed on the roof
- Let neighbours know about the flight if your roof is shared
- Share the postcode so we can check for restrictions
- Make sure the loft can be reached
With the Premium Survey, the report arrives the same day. It includes the drone photos where a flight was possible.
Have leaves and moss cleared from gutters, valleys and outlets, particularly in autumn. On high roofs, leave clearing to a professional. Many leaks start with a blocked outlet.
Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

How it works
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. You’re welcome to ask questions while we’re there. Rural addresses near Winchmore Hill can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First comes the address, plus a note of what worries you about the roof.
- Airspace restrictions are checked and permission sought where needed.
- We assess the conditions and the take-off spot first.
- We fly the sub-250g drone close to the roof and photograph each area.
- We email the report with close-up photos and recommendations.
Before we arrive
- Show us where any leaks or stains appear
- Clear the way to the loft hatch
- Let us know about parking near the property
How to book
Booking is simple: just call 07833 053749 or drop us an email and give us a few details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
Advice
Drone roof surveys in Winchmore Hill: local notes
Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.
If you live in an older home near Church of All Saints, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. With Hughenden Manor about 4.5 miles west, the area around Winchmore Hill has a long history. Older roofs nearby can be steep and hard to see from the ground, and a survey from above or with a thermal imager does not touch the roof itself. For site and facilities teams at buildings like Coleshill Church of England Infant School, big roofs are where photos from the air and thermal images show the most at once.

What we cannot see
It helps to know what a survey won’t do before booking:
- Flights in a restricted zone without permission
- Photos in conditions too poor to fly
- The underside of the roof (that needs an inside check)
