How a drone roof survey works in Winkfield

From the air, the outer surfaces are clear, but it can’t see under the coverings or into the loft. Where there is safe access, we look in the roof space too, since that is where leaks and condensation often show first. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. Where the loft cannot be reached safely, we note it. If you are worried about moss and weeds taking hold up top and ridge pieces that have lifted, we can find out what’s behind it, on large and complex roofs, fragile roofs and chimney stacks alike.

In a small place like Winkfield, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

How the survey changes by roof type

Valleys and parapet gutters

Some older terraces have a butterfly roof with a valley in the middle. You cannot see it from the street at all, but a drone shows it clearly.

Ridges and hips

Wind lifts loose ridge and hip tiles. Spotting them early stops them falling.

Airspace, weather and Winkfield roofs

Historic houses like St Leonard's Hill, about 2.7 miles north-east, show how far back building in the area around Winkfield goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

If you live in an older home near Church of St Mary, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from above or with a thermal imager helps. For site and facilities teams at buildings such as Winkfield St Mary's CofE Primary School, big roofs are where aerial photos and thermal images show the most at once. For businesses in and around places such as The Lexicon, a commercial roof can be photographed from above without anyone walking on it.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Clear the loft hatch so we can check inside too
  • Clear a spot on the drive or lawn
  • Book early if you are near an airport
  • Shut pets inside while we fly

With the Premium Survey, the report arrives the same day. It includes the drone photos where a flight was possible.

Every so frequently, look in the roof space with a torch, keeping to boarded areas. The underside frequently shows problems before the outside does. Photograph anything new.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Anything inside the loft or under the coverings
  • Structural calculations (that is a structural engineer’s job)
  • Roofs and gardens beyond the one we’re surveying

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

Roof types and parts we check

  • Large and complex roofs
  • Fragile roofs
  • Chimney stacks
  • Valleys and parapet gutters
  • Tall and steep roofs

The survey, step by step

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes between one and two hours for most houses, or half a day or so for a commercial building. Somewhere like Winkfield needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. First, we check the address for flight restrictions.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. Your report arrives by email, with close-up photos and recommendations.

Getting ready for the survey

  • Keep pets in another room
  • If it isn’t your property yet, arrange access through the agent
  • Have any questions written down, so nothing gets missed

Arrange a survey

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

Your questions about drone roof surveys in Winkfield

Are there drone restrictions around Winkfield?

Typically it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.

Is my home in Winkfield listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely.

Do you take photos of the roof?

Yes. The report includes photographs of what we found.

How long does the survey take?

That depends on the size and shape of the roof, but most surveys take about 1–2 hours on an ordinary house, or half a day or so for a commercial building. The written report follows by email.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

What a survey costs

A few things affect what a survey costs:

  • Commercial roofs and larger buildings
  • The height of the building and how the roof can be seen safely
  • The roof’s overall size
  • The shape of the roof and its details

Helping us price your survey

A little information up front helps. Please include:

  • The style of property, from a terrace to a block
  • Where the property is, with the postcode
  • Access details, such as a loft hatch or a shared roof
  • When you need the report by

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or drop us an email.

Why get it checked now?

A drone survey disturbs nothing on the roof. Nothing is cracked or dislodged by footsteps, so the survey doesn’t create new problems. Where a roof is exposed, as many are in small places like Winkfield, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
